Quick AnswerLand survey services measure ground and turn it into a usable drawing: plot boundaries with coordinates, level plans for design, construction layouts or route strips. A private firm can map and peg accurately, but the government's revenue boundary fixing is for officials only. Should cables or pipes run under the same plot, read what we do: GPR scanning.

What do land survey services cover?

They measure a piece of ground and turn it into a drawing you can use: a boundary with coordinates, a level plan, a marked layout or a route strip. Choose the type by asking what the drawing has to do.

People often ring a land survey company asking for "a survey" without knowing which kind, and sorting that out is our job. The chart below follows the reasoning our engineers use on the first call.

What is the drawing for? Boundary orplot areaDemarcation /land surveyDesign levelsand featuresTopographic /contour surveyCoordinates onopen groundDGPS surveyIndoors orunder treesTotal stationsurveyRoad, pipe orcable lineRoute survey Most real jobs combine two of these, for example DGPS control with total station detail.
Illustration: start from the purpose of the drawing, not the instrument. The purpose points to the survey type, and the survey type decides which equipment goes to site.

Which land survey service fits your job?

Use the table to match the question you need answered with the survey that answers it, and its starting price.

Your questionSurveyStarts from (excl. GST)
Where exactly are my plot's corners, and what is its area?Land survey / demarcation₹8,000 per plot up to 1 acre
What are the levels and features before we design?Topographic survey₹15,000 up to 1 acre
How does the ground fall, and how much earth moves?Contour survey₹15,000 up to 1 acre
I need accurate coordinates on open land.DGPS survey₹12,000 up to 1 acre
The site is built-up, shaded or indoors.Total station survey₹10,000 up to 1 acre
Where does the road, pipe or cable route run?Route survey₹12,000 per km, min ₹50,000
What was built, versus the design?As-built survey₹20,000 per site up to 5,000 sq m

Table note: the same scale of charges applies in every NCR city; for local access and timing, see our land surveyor in Noida for your site page.

Coordinates on open land are the realm of satellite receivers, and the satellite page sets out who to call for DGPS survey jobs and the points a crew collects. If it is about designing a building or a road, start with getting a topographic survey done right, because almost every design drawing is built on one.

Where does a private surveyor's role stop?

A private surveyor can measure, map and mark your land accurately, but cannot carry out the government's official boundary fixing or change land records. In Haryana, Punjab, Delhi and Uttar Pradesh the owner applies at the local revenue office, whose officials do that work. Our drawing compares the plot on the ground with the papers; it is evidence and a working tool, not an order.

That still covers a great deal. A private survey tells a buyer what they are paying for and gives a bank a drawing for a loan file. It also lets an architect design to real dimensions and warns early if a wall sits off the property boundaries. The government route is explained step by step in Land Demarcation Survey in Delhi NCR.

What should you ask a survey company before hiring?

Five questions separate a firm that will stand behind its drawing from one that will not.

  1. Whose equipment is it? Owned instruments are calibrated and maintained; day-hired ones may not be.
  2. Who goes to site? Ask whether the surveyor is on the payroll or a sub-contractor found that morning.
  3. What coordinate system and datum? A drawing without them cannot be joined to anything else.
  4. What checks are done? Re-observed points and closed loops are the only proof the numbers are right.
  5. Is it all in writing? Scope, deliverables, delivery date and price, before the visit.

Local conditions add more; Gurugram, where builder layouts sit right against village land, is a good case, covered in questions to ask before a land surveyor in Gurugram.

What are the commonest reasons people book a land survey?

Most enquiries fall into one of four situations, each calling for its own variant of the work.

  • Before buying a plot: a boundary survey with an area statement, checked against the sale deed, settles the true area in a day.
  • Before designing a house, school or factory: the architect needs a site plan with spot levels, trees, drains and frontage, a level-and-feature plan, often with contour lines.
  • During construction: a total station survey crew marks column grids, footings and road edges from the design file, by the day or full-time.
  • After a disagreement: we measure both sides against the papers, record existing marks as found and draw the difference.

What happens after you enquire?

An engineer reads your documents, rings with any questions and sends a written scope and price. No crew goes out until you accept it. The visit is then fixed around access, and drawings arrive as PDF and DWG. A correction, such as an extra feature or a new scale, is a revision, not a fresh survey.

What equipment and people stand behind our land survey services?

Every job is done by staff surveyors using instruments the company owns. Survey companies range from one person with a hired receiver to large firms, and the difference shows when something unexpected turns up on site.

  • Surveying kit: 6 total stations, 6 auto levels and 4 DGPS base-and-rover pairs
  • Aerial work: 2 RTK mapping drones plus 1 drone LiDAR payload, used on big or awkward sites
  • Below ground: a fleet of 58 GPR systems, brought in whenever a plot needs its buried utilities traced
  • Management systems certified to ISO 9001, 14001 and 45001; in business since 2003

We hold to the accepted tolerances. DGPS gives about 1–2 cm horizontally and 2–3 cm vertically from each GPS receiver pair. A total station shot is good to 5 mm + 3 ppm, and an auto-level loop closes to ±2.5 mm per km.

How long before a crew arrives?

For an NCR site, the same day or within 1 working day; elsewhere in India a locally based surveyor starts immediately or within 1 working day. Our NCR area takes in Delhi, Faridabad, Gurugram, Noida, Greater Noida, Ghaziabad, Meerut, Sonipat, Panipat, Karnal, Rohtak, Bahadurgarh, Jhajjar, Rewari, Palwal, Nuh, Bhiwadi, Baghpat, Bulandshahr and Hapur. Beyond it, the team member in your city takes the job, with any travel cost listed in the quote. Drawings follow about 3 working days after the visit, and bigger projects run to an agreed programme.

Boundary marking on a plot up to one acre starts from ₹8,000, plus ₹2,000 per extra acre, so a 2.5-acre plot costs ₹11,000 plus GST. Tracing a boundary from khasra or killa entries can mean finding many old reference points, so it is priced after reading your papers. When ready, share your project details for a fixed land survey quote in writing.

Frequently asked questions

Does a private survey have legal standing?

It is a valid measurement and a useful record, but not the official revenue boundary fixing, which revenue officials carry out. Our drawing helps you prepare and check the facts.

How do I know which survey I need?

Start from the use: selling, borrowing, designing, building or a dispute. The purpose decides the survey, and the engineer will say so in the quote.

Can one visit cover several surveys?

Yes, a boundary, a level plan and a buried-services scan are often done on the same day by one crew, which saves a second mobilisation.

Do you measure agricultural land?

Yes, fields are normally done by DGPS, and if you hand us the revenue map we set its boundary beside the measured one.

What will the area statement show?

Square metres, square feet and acres as standard, with kanal–marla, bigha or other local units added on request and the state's conversion noted.

Is there a surveyor page for Faridabad?

Yes, timing and the typical plots in that district are on Private Land Surveyor in Faridabad.
