Private Land Surveyor in Delhi
Village fields, Lal Dora homes, DDA leases and colony plots, each checked against its own kind of paper, with pegged corners and a list of every mismatch.
Quick AnswerAsk a private land surveyor in Delhi to check your land, and the plot is measured and pegged at its corners. It is set against the khasra map, the mustatil–killa numbering or the DDA or colony layout. Expect a drawing with every side length plus the area in sq m, sq yd and bigha–biswa. Because our surveyors are Delhi residents, a team is on site the day you book or by the next working day. Our main page explains what land survey services cost and include.
Which questions does a private land surveyor in Delhi answer?
Three, all in measured figures: the true position of your land, its real size, and whether walls and neighbours match what your papers say. Owners call a private land surveyor in Delhi before any quarrel starts. Typical moments are a purchase, a family division, a plot taken for redevelopment, or fencing farmland on the city's edge.
Delhi land comes in distinct forms, and the survey has to start from the right record. Village farmland, Lal Dora houses, DDA lease plots and colony plots are each described differently, so the first job is to read the land records you hold.
How is rural land in Delhi numbered?
Most villages that went through consolidation use a rectangle-and-field system: a mustatil (rectangle) divided into killas. A mustatil normally holds 25 killas, and a killa is roughly one acre. In Delhi that acre is stated as 4 bigha 16 biswa. A field number such as 45//12 therefore means mustatil 45, killa 12, and a plot inside it is described by its share of that killa.
Killa corners were laid out on a regular pattern, so a good survey can rebuild them from surviving marks, roads and canal edges. Your plot is then placed inside the right killa. Agricultural land in Delhi is governed by the Delhi Land Reforms Act, 1954, and its records are kept by the revenue department.
What about Lal Dora, colonies and DDA plots?
Each needs a different reference, and the papers decide which. Lal Dora is the old inhabited core (abadi) of a village, historically left out of the detailed revenue survey. There is often no field map to fit, so we measure what exists and record possession, neighbours and access. In unauthorised colonies, plots rest on sale papers with dimensions and a local layout sketch. DDA plots come with a lease plan, in effect a site plan with exact dimensions, which makes checking the built line simple.
Bigha and biswa in Delhi: how big are they?
In Delhi, one bigha is about 1,008 square yards and is divided into 20 biswa, so an acre is roughly 4.8 bigha. A bigha elsewhere in India can be far larger or smaller, so a figure quoted by an out-of-state seller often confuses buyers here. Each Delhi drawing gives square metres first, followed by square yards and bigha–biswa. To compare units yourself, check the plot size in other units with our free converter.
Which Delhi cases come to us most often?
- A share of a killa. Three brothers hold one killa near Najafgarh and want each share pegged before they sell one part.
- A farmhouse wall. The owner of a walled farm in the south suspects the wall built twenty years ago is not on the khasra line, and wants a boundary survey before rebuilding it.
- A colony plot. A buyer in an outer colony wants the property boundaries checked against the sale papers before paying the balance.
- A DDA plot for redevelopment. A builder needs the plot checked against the lease plan before demolition.
- A missing stone. A boundary stone on farmland disappeared after road work and must be re-fixed from the surviving killa corners.
How do we measure on the ground?
Control comes from satellite receivers, the fine detail from a total station, and the revenue record is then laid over both. On open farmland near Najafgarh, Narela or Alipur, our DGPS survey in Delhi team fixes corners and reference points quickly. Walled farmhouses, narrow Lal Dora gullies and packed colonies block the sky, so a total station picks up the detail there. Our note on getting a total station survey in Delhi done right covers that side. The record is fitted to the measured points, and every difference is listed corner by corner.
Jobs reach us from every corner of the capital, from Kapashera and Chhatarpur to Burari and Bawana. The full list is under survey coverage in New Delhi details.

Can a private survey replace official demarcation?
No. Only Delhi's revenue department, acting through its district office, can demarcate revenue land officially. Mezux Touch is a private, independent contractor that the Revenue Department of Delhi has not appointed. With our drawing in hand you know roughly what that office should find, can file your application with exact figures, and can test their measurement once it arrives.
How are Delhi land surveys priced?
From ₹8,000 for a plot up to one acre, plus ₹2,000 per extra acre. Rebuilding a boundary from khasra and killa records can mean measuring the killas next door to restore the grid. That work is quoted once we have seen your papers.
- Plot up to 1 acre: from ₹8,000.
- Each extra acre: ₹2,000.
- Khasra / killa based demarcation: priced after seeing the papers.

Frequently asked questions
Will I need ground levels too?
You need them if you mean to build on the land or raise it with fill, as both rely on levels and contour lines. Details sit on the page when you need a topographic survey in Delhi.
Can you survey a Lal Dora property?
Yes; we measure the house and its surroundings and record possession and neighbours, since there is seldom a field map to compare with.
My papers say 2 bigha; the seller says 2,000 gaj. Which is right?
In Delhi, 2 bigha is about 2,016 sq yd, so they are close; we measure and state both figures on the drawing.
Do you also cover Noida?
Yes, with the same crew; across the Yamuna most plots are authority leases, covered on Private Land Surveyor in Noida.
How long does a farmland survey take?
A few acres take one field day in most cases. Rebuilding killa corners across neighbouring fields can add a day.
Which details help you price the job?
A location pin, the khasra or plot number and photos of your papers.
