Quick AnswerA land surveyor in Gurugram checks a plot or farmland parcel on the ground against its deed, layout plan or Haryana revenue record. The measured sides, the area and any encroachment are then reported on a dimensioned drawing. We are a private survey company working across the district, with crews on site the same day or within 1 working day. Start with the questions to ask before land survey services.

Why hire a land surveyor in Gurugram before you buy?

Land in Gurugram is priced so high that a shortfall of a few feet, or a wall half a metre astray, can cost far more than the survey. A land surveyor in Gurugram measures what is on the ground and states in writing how it compares with the papers. The check is worth doing for a colony plot, a builder floor's land share, an industrial plot or a farmland parcel near the new sectors.

Most buyers only see the plot once or twice before paying a token amount. A measured drawing at that stage turns a vague doubt into a clear figure you can raise with the seller.

How do we spot an encroachment?

We fix each corner of the wall on coordinates, lay the approved site plan or layout over the result, and report every side that strays outside its line, in centimetres. The same comparison works the other way: it shows when a neighbour's wall has moved onto your land.

Shared walls need care. Where two plots share one wall, the plan line runs along its centre in most layouts. We therefore measure both faces and report the centre line, not the face on your side. Where a neighbour has built a second wall alongside, the gap between the two is often the disputed strip, and we show its width at every corner. Gates, ramps and steps that project onto the road are recorded too, since the road edge is one of your property boundaries too.

Small differences are normal; a few centimetres come from plaster, wall thickness or how the original line was marked. A consistent offset along one side, as in the sketch, is a finding worth acting on before registration, not after.

Which Haryana revenue papers matter for farmland?

For agricultural land the key paper is the jamabandi, Haryana's record of rights and the core of its land records. It lists the khewat and khatoni numbers, the khasra or killa numbers, each owner's share and the area. It is revised periodically, and mutations (intkal) record changes in between. A copy of the village map showing the field shapes helps us place the parcel on the ground.

Areas in these records are in kanal and marla, while sellers often speak in acres or square yards. Before a site visit, convert the area yourself so the numbers you hear can be checked. Building on farmland needs a change of land use, a separate permission from the state's Town and Country Planning Department. A survey does not grant it, though the measured drawing often goes into the file.

What happens to farmland cut by new sector roads?

When a sector road or drain alignment passes through a killa, the owner needs to know exactly how much land remains on each side. This comes up often in villages along the Dwarka Expressway belt, towards Sohna and along the Pataudi road. We rebuild the killa grid from surviving fixed points, mark the road edges as built, and report the remaining area of each part in kanal–marla and square metres.

Which tools do we bring, and when?

Satellite receivers for open land, a total station where walls and trees block the sky, and a steel tape for quick checks on site.

Table note: before digging foundations, ground penetrating radar can trace buried cables and pipes; see GPR survey in Gurugram.

For open parcels, DGPS survey in Gurugram: scope, time and cost gives the satellite side. Where the plot sits between buildings, read how our total station survey in Gurugram works. Service lines tend to sit along the plot edge, where a wall foundation goes, and our page on utility line survey in Gurugram explains how utility mapping finds them.

Land survey rates in Gurugram

Plot measurement is priced by area, and record-based demarcation after we read the papers; GST is extra.

  • Plot up to 1 acre: from ₹8,000
  • Each extra acre: ₹2,000
  • Khasra / killa based boundary survey: priced after seeing the papers

A 4-acre parcel works out to ₹14,000. Our Gurugram surveyor lives locally, and any mobilisation/travel charge, if applicable, is listed with the price. The written quote fixes the final amount; to ask for a rate for Gurugram, send the location and your papers.

What should you ask any surveyor?

Ask what the drawing will compare, what it will not, and who will sign it.

  • Will you measure against my deed, my allotment plan or the revenue map, or all three?
  • Which instrument, and what accuracy should I expect?
  • Will I get coordinates, or only tape dimensions?
  • When will the drawing arrive, and in what formats?

A longer checklist is in How to Choose a Land Surveyor. Remember that a private survey supports, but does not replace, official demarcation by the revenue department.

Frequently asked questions

Who should I call if I also need ground levels?

The same team handles levels and contour lines. We are also who to call for topographic survey in Gurugram, on the same control points.

Do you work outside Gurugram?

Yes, across Delhi NCR. Our home district page is land surveyor in Faridabad by Mezux Touch.

Can you measure a builder floor?

We measure the plot and the building footprint on it; floor areas inside the building are a separate internal measurement.

Can you tell me if land is under acquisition or a green belt?

No; that is a planning and records question. If you give us the plan showing it, we can overlay it on our measured drawing.

Will the area be in square yards too?

Yes. We give square metres, square yards, square feet, acres and kanal–marla.

Will a bank accept your drawing?

Many valuers and banks use a measured drawing as supporting information, but each bank sets its own rules, so check with yours.
