How to Choose a Land Surveyor: 8 Questions to Ask
Put these eight questions to any surveyor before money changes hands, and the answers will tell you whether the drawing will hold up.
Quick AnswerHow to choose a land surveyor comes down to eight checks. Does the surveyor ask the purpose first, and are the staff and instruments their own? Which method, accuracy and check do they name, and how will they use your revenue papers? Ask which files you will get, whether the price is in writing and when the field and drawing dates fall. For boundary cases, also ask how long a land demarcation takes before you commit.
How to choose a land surveyor: what is the drawing for?
Purpose comes first in how to choose a land surveyor: know why you want the drawing, and watch whether the surveyor asks. A plot check before purchase, a boundary survey for a dispute, a building design and a digging plan each need a different method, accuracy and drawing.
A surveyor who quotes a price before asking what the drawing is for is guessing. Good firms ask about the use first, then the size of the land, then the papers. Each of the seven questions below tests a different weakness, from hidden subcontracting to vague deliverables.
Will your own staff and instruments do the work?
Ask who will stand on your land and whose instrument they will carry. Many small outfits take the booking and pass it to whoever is free that week, which leaves nobody you spoke to answerable for the result. Put two direct questions: how many DGPS sets and total stations belong to the firm, and is the visiting surveyor a salaried employee? Our own answer, for reference: four base-and-rover DGPS sets, six total stations, and field teams who are all on the payroll.
Which method and accuracy will you use, and how will you check it?
A clear answer names the method, the expected accuracy and the check. DGPS works by comparing the GPS signals at a base station on a known point with those at the rover's GPS receiver. That is why it is called a differential global positioning system: the base sends corrections. In RTK mode under open sky, each point lands within roughly 1–2 cm in plan. Satellite based positioning struggles between buildings or under trees, where a total station measuring to about 5 mm + 3 ppm is the better choice. A careful team shifts the instrument and re-takes several points before packing up. If you hear only "we use GPS", ask what sort, since a handheld or phone may wander by metres, and on a narrow plot that equals a whole wall.
Will you work from my revenue papers?
A private surveyor should read your khasra, khatauni, jamabandi or patta, and explain what a private survey can and cannot do with these land records. A private survey measures the land and compares it with the papers. Fixing property boundaries with legal force remains the revenue department's job, however neat a private drawing looks. Be wary of anyone who promises that their drawing will "settle" a dispute, because a good survey gives you measured facts to take into the official process. Plot and boundary work in detail is set out on our page, land survey services: scope, time and cost.
| Question | A good answer | A warning sign |
|---|---|---|
| What is the drawing for? | Asked before the price | Price first, purpose never |
| Who does the work? | Named staff, owned instruments | "Our partner will go" |
| Method and accuracy? | DGPS or total station, with check shots | "We use GPS" |
| Revenue papers? | Explains private vs official boundary fixing | Promises to settle the dispute |
| Deliverables? | DWG, PDF, coordinates, area statement | "A map" |
| Price? | Written, with travel shown | Verbal, open-ended |
| Timing? | Field day and drawing date stated | "Soon" |
| Underground? | Offers a scan where digging is planned | Never mentions it |

What will I receive at the end?
Ask for a list, in writing, before the work starts. Expect a scaled plan in DWG and PDF, the coordinates as an Excel or CSV sheet, the area in your units and a brief note naming the method and grid. A KMZ for Google Earth helps when relatives or a loan officer cannot visit the site. If corner pillars are being set, the drawing should give their coordinates so they can be re-found later. Buried-service surveys should meet the same standard; take a closer look at GPR survey deliverables to see what that means.
Is the price fixed in writing, and what does it include?
A written quote should state the scope, the deliverables, any travel charge and GST. As a benchmark, our own November 2026 rates, exclusive of GST, are:
- Land survey or demarcation support: from ₹8,000 per plot up to 1 acre, ₹2,000 per extra acre
- DGPS survey: plot up to 1 acre from ₹12,000; 1–5 acres ₹2,500 per acre
- Total station survey: plot up to 1 acre from ₹10,000; ₹3,000 per extra acre
Work that depends on matching old revenue records is priced only after the papers have been read, because some files take an hour and others take days. Where a mobilisation or travel cost applies, an honest quote shows it as a separate line.
How soon can you come, and when will the drawing arrive?
Get both dates: the field day and the drawing date. We keep a team member in each city we serve. Our lead time is the same day or within 1 working day across Delhi NCR. Elsewhere in India the start is immediate, or at most 1 working day. The drawing is ready about 3 working days after the field visit, or to a set programme on big jobs. If you need a surveyor, Faridabad-based crews start fastest; read land surveyor in Faridabad by Mezux Touch to see a local job from start to end. On a DGPS survey, Faridabad plots of under five acres seldom need more than one day in the field.
What about what is under the ground?
If anyone will dig, pile or bore on the land, ask whether the surveyor can also check for buried cables and pipes. A plot survey shows the surface, not a gas line under the front setback or a power cable along the boundary. Ground-penetrating radar finds most of these in one pass, and doing it on the same visit saves a second mobilisation. Happy with all eight answers? Then use our quote form, and an engineer will send back the scope in writing.
Frequently asked questions
Does a private survey count in law?
It counts as a sound technical record of the land as found. Legal boundary fixing still belongs to the revenue department; the private drawing feeds that process and does not stand in for it.
How accurate should a plot survey be?
Open-sky DGPS corners ought to land within roughly 1–2 cm, and a total station manages about 5 mm + 3 ppm. Phone GPS strays by metres, so keep it away from boundary work.
Should the surveyor also scan for underground services?
If you plan to dig, yes. A GPR scan on the same visit finds most buried cables and pipes; see GPR scanning at a glance.
What papers should I keep ready?
The deed or allotment letter, your khasra, khatauni, jamabandi or patta extract, the layout if one exists, and a map pin.
Why do two surveyors give different areas for the same plot?
In most cases they measured different corners or used different units. Ask each to list the corner points and the unit values they used.
Is the cheapest quote the best choice?
Only if it includes the same deliverables, method checks and travel. Compare written scopes line by line, not only the totals.
