Quick AnswerHire a private land surveyor in Ghaziabad when you need to know where your plot ends. We take the boundary in the field, set it beside the khasra map and the deed, and drive durable pegs at each corner. The drawing carries every dimension, with the area worked out in sq m, gaj and bigha–biswa. With our Ghaziabad surveyor living close by, an Indirapuram or Crossings Republik plot is pegged the day you confirm, or the next working day if you confirm late. Why call a private land surveyor in Ghaziabad?

To settle, in metres, whether the land on the ground agrees with the land on paper. A private land surveyor in Ghaziabad records the plot as built and sets it against the deed and the khasra map. Each corner is pegged, and the drawing quantifies any gap. It is the step people take before buying, building a boundary wall, dividing family land or going to the tehsil with a complaint.

Most of our Ghaziabad land surveyor calls fall into a few patterns:

  • A buyer of village land around Loni, Dasna or Muradnagar is unsure that the strip the seller pointed out matches the khasra number in the khatauni.
  • A family is dividing an inherited holding and needs each share pegged and drawn before the papers are made.
  • An industrial plot owner on Bulandshahr Road or Meerut Road is fencing the plot and wants the wall on the right line.
  • A plot or builder-floor owner in Indirapuram or Vaishali suspects the neighbour has built over the setback and wants the property boundaries confirmed.
  • Corner pillars disappeared when a road beside the plot was widened, and need to be put back in the same place.

Which papers does a Ghaziabad plot carry?

It depends on whether the land is still on village records or inside a planned scheme. Agricultural and village land in Uttar Pradesh is identified by a khasra (plot) number on the village map. Ownership sits in the khatauni, part of the state's land records, which can be viewed online through the Bhulekh service. The lekhpal is the village-level revenue official, and measurement disputes go to the tehsil; Ghaziabad district has tehsils at Ghaziabad, Loni and Modinagar.

In a GDA scheme, private township or UPSIDA estate, the reference shifts to the allotment letter, the sanctioned site plan and the sizes in the lease or sale deed. We ask for whichever applies, because that decides what the survey is measured against.

How do we match the field with the map?

We survey the field first, then fit the village map or layout onto it using points that both share, and only then compare the boundary. Old village maps were drawn at small scales, so a pencil line on them can stand for half a metre or more on the ground. That is why we never scale a single line off the map and call it the boundary.

Out in open farmland our control points are fixed by satellite, as explained under booking a DGPS survey in Ghaziabad. Corners hidden behind trees, houses or sheds are picked up by a tripod instrument; getting a total station survey in Ghaziabad done right explains how.

What happens on the survey day?

  1. Walk-round with you or your caretaker: we note which corners you believe are yours and which marks are disputed.
  2. Control: two or three fixed points are set where the satellites see clear sky, often at the road edge.
  3. Measurement: every wall, fence, pillar, bund and structure on and near the boundary is picked, including a few points on each neighbour's side.
  4. Fitting: back in the office the map or layout is fitted to the field and the differences are listed corner by corner.
  5. Pegging: on the same day or a short second visit, the agreed corners are marked with steel or concrete pegs and photographed.

Bigha, biswa or gaj: which unit will the drawing use?

All three, with square metres as the base. Colony plots in Ghaziabad are bought and sold in gaj (square yards), while farmland is spoken of in bigha and biswa. A bigha is divided into 20 biswa, but the bigha itself is not the same size everywhere in Uttar Pradesh or across states, so we state which value we used. Before you compare figures with a seller, check the state-wise bigha and biswa values in our free converter.

Table note: a boundary wall foundation can hit a buried cable or gas line, which ground penetrating radar can trace; see GPR survey in Ghaziabad before you dig.

Can our drawing replace the lekhpal's measurement?

No. Official measurement and demarcation of revenue land in Uttar Pradesh is a revenue department process. Mezux Touch acts as an independent contractor, without any appointment from the Uttar Pradesh revenue department. Our drawing prepares you before you go to the tehsil: you walk in knowing the measured figures, ask for the right correction and can verify the official result afterwards.

Planning to dig foundations? Buried cables or pipes call for utility mapping, and our utility line survey in Ghaziabad details set out the added radar scan.

How is a Ghaziabad land survey priced?

Plots up to 1 acre start at ₹8,000, with ₹2,000 per extra acre. Where the boundary must be rebuilt from khasra records, we quote once the papers are in hand. Around Loni and Modinagar, the number of adjoining fields needed before the map fits varies widely.

  • Plot up to 1 acre: from ₹8,000.
  • Each extra acre: ₹2,000.
  • Demarcation from revenue records: quoted on sight of the papers.

All prices are plus GST, and the figure in your written quote is the one you pay. Send us your Ghaziabad site details together with phone photos of the deed or khatauni; still weighing up firms? Then see: How to Choose a Land Surveyor.

Frequently asked questions

Do I also need levels for building?

If you plan to build, yes: plinth and drainage depend on spot heights and contour lines. A topographic survey in Ghaziabad fits into the same trip.

Can you find a pillar that went missing?

In most cases, yes. We re-fix it from surviving corners, neighbouring walls and the dimensions in your papers, and mark the spot with a new peg.

Should the neighbours be present?

It helps. When adjoining owners watch the boundary survey, fewer disputes follow. We can work without them, but we note on the drawing who was present.

How long does the job take?

Most plots need a single day in the field, and you get the drawing inside three working days. Village holdings where adjoining fields must also be taken run longer.

Do you work in Noida too?

Yes, with the same crew. Plots there are mostly on authority leases, so the method differs a little; see Private Land Surveyor in Noida.

What should I send first?

A location pin, photos of the sale deed or khatauni and any old sketch. From those we can send a written price.
