Quick AnswerWhen a land surveyor in Noida visits, your sector plot or village field is measured where it lies. It is then tested against the allotment letter and lease plan, or against the khatauni and khasra. The drawing lists each side, every corner coordinate and the area in square metres, gaj and bigha. Ours is a private firm, so the official measurement remains a job for revenue staff. Read about land survey services rates and scope.

What is a land surveyor in Noida looking for?

A land surveyor in Noida measures the plot or parcel as it stands and compares it with the papers that define it. One drawing then reports the measured sides, corner coordinates, area and any difference from the papers. In Noida those papers are mostly an authority allotment and lease plan; in the villages of the district they are the Uttar Pradesh land records.

People call us before buying a resale plot, before raising a boundary wall, when an extension needs setbacks confirmed, or when family land has to be divided. Others come when property boundaries with a neighbour are in doubt.

Authority plots and village land: two paper trails

Plots in the planned sectors trace back to the development authority; farmland and old village housing trace back to the revenue record. We read whichever applies before going to site.

Table note: none of these papers shows buried services, which need ground penetrating radar; before digging, see GPR survey in Noida.

Most authority plots are leasehold, and the area in the lease is the reference for any later dispute or transfer, so it is the number we report against.

Square metres, gaj and bigha: which unit counts?

The authority papers give square metres, the market talks in square yards (gaj), and village land is often quoted in bigha, whose size differs between states and even between districts. A gaj, or square yard, holds 9 sq ft, roughly 0.836 sq m. The bigha of western Uttar Pradesh differs from the Haryana or Bihar bigha, so treat any quoted bigha figure with suspicion. Check any figure with a free land unit converter before a sale, choosing the right state.

How is area worked out from corner coordinates?

Once each corner has a measured easting and northing, the area follows exactly from a standard formula, with no assumption that the plot is a neat rectangle. Length × breadth is fine for a square plot but goes wrong on the irregular parcels common in old village land.

A (0, 0)B (40, 0)C (46, 28)D (20, 40)E (−4, 26) Irregular plot Coordinates in metres Area = ½ × |sum of (Eᵢ × Nᵢ₊₁ − Eᵢ₊₁ × Nᵢ)| = ½ × 3,080 = 1,540 sq m ≈ 16,576 sq ft ≈ 1,842 sq yd (gaj) ≈ 0.38 acre
Illustration: five measured corners in metres; the coordinate (shoelace) formula gives 1,540 sq m, which is then converted to square feet, square yards and acres.

The arithmetic is simple. Going round the plot in order, multiply each corner's easting by the next corner's northing, subtract the product the other way round, add up the results and halve the total. For straight-sided plots the answer is exact; any error comes only from how well the corners themselves were measured, which with our instruments is a matter of centimetres. The same corners go into the drawing, the KMZ file and the area statement, so all three always agree.

What about urban villages and land along the expressway?

Both need more groundwork than a sector plot, because the paper trail is thinner or older. Many of Noida's original villages now sit inside the planned sectors, with dense housing in the abadi where individual boundaries were never mapped in detail. Inside such abadi pockets the drawing records the walls, gullies and adjoining houses that stand today. Along the Yamuna Expressway, farmland still changes hands by khasra number. Parts of some fields have gone to roads or acquisition, so a boundary survey shows what remains and where its edges now run.

How does the field work run?

Five steps, and most plots are measured in a single visit.

  1. Read the papers and note the dimensions and neighbours they give.
  2. Find references: sector road edges, existing pillars, neighbouring corners or fixed points shown on the village map.
  3. Fix control with satellite receivers wherever the sky is clear, as explained in the DGPS survey in Noida process step by step.
  4. Measure the corners and walls, switching to a total station between tall buildings, which is how our total station survey in Noida works.
  5. Report: drawing, coordinates and area statement, normally within three working days.

Land survey rates in Noida

Plot measurement is by area, and record-based boundary work is priced after we see the papers; GST is extra.

  • Plot up to 1 acre: from ₹8,000
  • Each extra acre: ₹2,000
  • Khasra-based demarcation: quoted after reading the papers

A 5-acre farmland parcel comes to ₹16,000. The same rates apply across the river; see what a land surveyor in Ghaziabad costs. Our surveyor for Noida lives locally, any mobilisation/travel cost that applies is listed in the quote, and the written figure is what you pay.

Who carries out official measurement in Uttar Pradesh?

UP's revenue department does, acting through the tehsil; on the ground it is the lekhpal and the revenue inspector who measure. A private survey cannot alter the khatauni or settle a boundary in the record. What it gives you is an accurate, independent picture before you apply, so you know what to expect and can check the official result. The full official procedure is explained in more on Land Demarcation Survey in Delhi NCR, and whenever your papers are together you can talk to our team about Noida.

Frequently asked questions

Could you add ground levels for a building plan?

Yes. Spot heights and contour lines are quoted separately but tied to the same control points; read Mezux topographic survey in Noida.

How do I compare survey firms?

Ask what they measure against, what accuracy to expect and what you receive. Each of those questions is covered in our guide on how to choose a land surveyor.

What is a gata number?

In Uttar Pradesh, the khasra or field number of a parcel in the village record is often called its gata number.

Do you cover Greater Noida and the YEIDA area?

Yes, along with the rest of Gautam Buddh Nagar district.

Can you measure a flat?

We measure plots and buildings on land. Carpet or super area inside a flat is a separate internal measurement.

My measured area is less than the lease. What now?

We show exactly where the shortfall lies. Raise it with the seller or the authority with our drawing in hand before you proceed.
