Quick AnswerFor a demarcation survey, Delhi owners apply to the area Tehsildar, while Haryana takes applications online and marks points with rovers from killa lines. In Noida and Ghaziabad, boundary disputes go to the SDO. A private survey gives you a measured, coordinated record before and after the official visit. See land demarcation rates and scope.

What is a land demarcation survey, and who does it in Delhi NCR?

A land demarcation survey finds your recorded boundary on the ground and marks it with pillars, using the revenue map, sale deed or allotment plan as the reference. The legal demarcation is done by the revenue department, and a private land survey gives a measured picture around it. Delhi, Haryana and Uttar Pradesh each keep their own records under their own laws, so the officer changes with the state.

A village plot in South or West Delhi follows the Delhi revenue process, and farmland near Faridabad or Gurugram follows Haryana's killa system. Land near Noida, Greater Noida or Ghaziabad falls under the Uttar Pradesh Revenue Code. Plots in DDA, HSVP, Noida or YEIDA sectors are checked against the approved layout and possession plan, not the village map.

Mezux Touch is an independent survey contractor. We do not perform official demarcation; we do the measurement work that owners, buyers and lawyers need around it.

How does demarcation work in Delhi?

In Delhi, the recorded owner applies to the Tehsildar, pays a small fee by challan, and revenue staff demarcate from the village records. The South district service page lists the fee as ₹50 and the time limit as 15 days, for recorded owners or on a court order1. West district guidance names demarcation among the main duties of the field Kanungo, who supervises the halqa Patwari2.

Many owners ask us for a measured survey before the official visit. We tie the plot to coordinates and overlay their village map, showing where walls and neighbouring structures stand. If the official line differs, both sides hold a measured record of the property boundaries.

How does land demarcation work in Faridabad and Gurugram?

Haryana takes demarcation applications online, marks points with satellite-corrected rovers, and measures from the killa lines of the village map. The state portal opened in September 2025 with a reported fee of ₹1,000 for agricultural land3. The department bought 300 rovers, and each GPS receiver draws corrections from a reference station network of 19 continuously operating sites4. A June 2026 drive added that approved applications lapse if the fee is not paid within 15 days5.

Haryana farmland is laid out in a murabba of 25 killas, each one acre or 8 kanal, normally 36 by 40 karam (about 198 by 220 ft)6. A plot inside a killa is defined by its share and the sub-division sketch (tatima). Measurement must start from fixed "pucca" points on the map. Courts have rejected reports that used fewer than three such points or left out the other party7.

Illustration: demarcation starts from at least three fixed points on the village map, checks the killa lines between them, then measures offsets to the plot corners and sets new pillars.

For land demarcation, Faridabad villages now inside city limits pose a particular problem: the old fixed points have often vanished under roads and houses. The surveyor then rebuilds the killa grid from surviving points further away, which takes longer; our page on how long a land surveyor in Faridabad takes gives typical timings. For a boundary survey, Gurgaon sectors developed by HSVP or a licensed colonizer rely on the approved layout plan and plot dimensions instead of the killa map.

How does demarcation work in Noida, Greater Noida and Ghaziabad?

In Uttar Pradesh, boundary disputes go to the Sub-Divisional Officer under Section 24 of the UP Revenue Code, 2006, as a summary proceeding meant to finish within three months. The SDO decides the line from survey maps or actual possession and can restore possession, though not complex title questions8.

Allahabad High Court guidelines of December 2025 tightened the process8. The application must carry the gata details, an updated khatauni and the fee receipt, and demarcation should finish within a month of the order. Geo-tagged photos and a verification report must be uploaded, and the file closes only once boundary marks stand on the ground. Plots allotted by the Noida, Greater Noida or Ghaziabad authorities follow the authority's own possession and layout plans.

Which papers should you keep ready?

The ownership record, the village map extract or layout plan, and any earlier measurement are the core. Without them, neither the Tehsildar nor a private surveyor can fix a line that will stand. Gather these before booking:

  1. Sale deed or allotment letter, with plot size and khasra, killa or gata numbers.
  2. Current land records: jamabandi in Haryana, khatauni in Uttar Pradesh, and the khasra record of the Delhi tehsil, with the mutation entry in your name.
  3. Village map extract (aks shajra in Haryana) and the tatima if the killa is sub-divided, or the layout plan for a colony plot.
  4. Earlier demarcation report or survey drawing, if any.
  5. Neighbours' names and numbers, so they can be told the date of the visit.

Official demarcation or private survey: what is the difference?

An official demarcation carries legal weight in a dispute, while a private survey is a coordinated record that helps you plan and verify. The two work best together. To avoid a fresh dispute, give neighbours written notice of the field date and keep coordinates, fixed by a rover against a base station, and photos of every new pillar.

Boundary walls and pillars need foundations, and foundations need digging. Before excavation along a road edge, read about Call Before You Dig in India.

Along a road frontage, a new wall line often runs over cables or pipes in the verge. A radar scan before the trench adds them to the same drawing; read: GPR survey deliverables to see that layer. For our full boundary and area scope, see who to call for land survey services.

What does a demarcation survey cost with us?

A private land demarcation survey starts at ₹8,000 per plot up to 1 acre, plus ₹2,000 for each extra acre, GST extra. Work based on revenue records (khasra or killa) is priced after we see the papers. Government fees for official demarcation are separate and paid to the revenue office. Our surveyor based in Delhi NCR attends on the day you book or within 1 working day, and mobilisation or travel, where it applies, is a quoted line. A DWG and PDF drawing, a coordinate list in Excel or CSV, and a KMZ follow inside three working days of fieldwork. For what is included, see land demarcation rates and scope, or share your papers and check rates for your site.

Frequently asked questions

Who does land demarcation in Delhi?

The revenue department, through the Tehsildar of the area and the field revenue staff. Apply as recorded owner or on a court order.

Can a private surveyor do official demarcation?

No, a private survey is a measured record and useful evidence, but the legal demarcation is done by the revenue office or under a court commission.

What is a killa?

A field unit in Haryana and Punjab villages, normally one acre or 8 kanal, commonly 36 by 40 karam (about 198 by 220 ft).

Why must neighbours be informed?

Courts have set aside demarcation reports where the other party was not associated with the measurement. Written notice protects the result.

How long does a private demarcation survey take?

One field day for a plot up to a few acres, with drawings within 3 working days.

Can you check for cables before we build the boundary wall?

Yes, a radar scan along the wall line can be added; see more on GPR scanning for the method.
