Land Area Converter: Bigha, Gaj, Acre, Hectare, Kanal
Convert any land unit used in India, with the bigha, biswa and katha set by state, and see where published values disagree.
Quick AnswerThis land area converter turns any figure into sq ft, sq m, gaj, acre, hectare, kanal, marla, cent, guntha or ground, and handles the state-dependent bigha, biswa and katha. Pick the state first, because a Haryana bigha is not a Bengal bigha. Remember 1 acre = 43,560 sq ft and 1 gaj = 9 sq ft; for plots sold by the yard, see gaj to sq ft.
Land area converter
Type the area, choose the unit you have and the unit you want, and set the state whenever bigha, biswa or katha is involved. The answer, and the same area in every other unit, refresh as you type. Decimals are fine: 2.75 bigha or 0.4 acre both work.
How does the land area converter work?
For any area conversion, each unit is first turned into square feet and then into the unit you asked for. Fixed units use the values in the table below; bigha, biswa and katha use the value for the state you picked. Square feet makes a sensible base because most Indian local units were laid down in feet, yards or the surveyor's chain. Since one foot is exactly 0.3048 metre, a square metre is 10.7639 sq ft and a hectare is 1,07,639 sq ft.
Each unit conversion is rounded to between two and six decimal places, depending on size. Revenue papers often round more coarsely, so a small difference in the last decimal is normal.
| Unit | Sq ft | Sq m | Where you meet it |
|---|---|---|---|
| Square yard (gaj) | 9 | 0.8361 | Plot sales across north India |
| Marla | 272.25 | 25.29 | Haryana, Punjab, Himachal and J&K revenue records |
| Kanal (20 marla) | 5,445 | 505.86 | Same states; 8 kanal make an acre |
| Acre | 43,560 | 4,046.86 | All India; a killa in consolidated Haryana and Punjab villages |
| Hectare | 1,07,639.1 | 10,000 | Government land records in many states |
| Cent (1/100 acre) | 435.6 | 40.47 | Kerala, Tamil Nadu, Karnataka, Andhra Pradesh |
| Guntha (1/40 acre) | 1,089 | 101.17 | Maharashtra, Karnataka, Telangana, Gujarat |
| Ground | 2,400 | 222.97 | Chennai and other parts of Tamil Nadu |
Table note: these are conversion values, not measurements. To find where the boundary lies on the ground, start by booking a land demarcation instead of recalculating the deed.
Why does a bigha change from state to state?
The bigha is an old local land measurement unit, and each region fixed its size in its own way. Revenue systems kept those differences, so the same word can mean anything from about 8,700 to 27,225 sq ft.
The pucca bigha of 3,025 sq yd is a square 165 feet on each side. Parts of Haryana, Punjab and Uttar Pradesh also use a kachha bigha of one third of that. West Bengal and Assam share a bigha of 1,600 sq yd yet divide it differently. Bengal uses 20 katha of 720 sq ft, Assam 5 katha of 2,880 sq ft. In Gujarat the bigha, often written vigha, is 16 guntha.

| Rajasthan – pucca bigha | 27,225 | 0.625 | 1.6 | 20 biswa | Biswa 1,361.25 sq ft |

Where do published figures disagree?
On several states, so check these before trusting any converter, this one included.
- Bihar: some guides print 27,220 sq ft. Twenty katha of 1,361.25 sq ft give 27,225, which we use. The katha itself is larger in some north Bihar districts.
- West Bengal: 14,348 sq ft also appears online; twenty katha of 720 sq ft make 14,400.
- Uttar Pradesh: 27,000 sq ft is widely quoted as a round figure. Several western districts use a much smaller local bigha.
- Punjab: banks and real estate portals quote about 9,070–9,090 sq ft (the kachha bigha), while the old karam table gives a bigha of 4 kanal, or 21,780 sq ft. Ask the patwari which one your village used.
- Marla: revenue records use 272.25 sq ft. Some private colonies, and a few reference books, work with a smaller 225 sq ft marla instead.
The rule we follow on survey jobs: the unit written in the record of rights wins over any table, ours included.
Converters for one pair of units
If you convert the same pair often, each of these pages has a smaller tool, a 1–20 table and worked examples.
- Bigha to acre, state by state
- Bigha to sq ft, with sq yd and sq m
- Biswa to bigha, including bigha–biswa notation
- Kanal to marla for jamabandi figures
- Gaj (square yard) to sq ft for plots
- Guntha to sq ft for western and southern India
- Cent to sq ft for Kerala and Tamil Nadu
Converting a number is not measuring a plot
Converting land figures translates a number you already have. Whether the land matches it is a separate question, and most boundary quarrels grow out of that mismatch.
Phone coordinates are enough to measure your plot on a map as a first look, though only to within a few metres. A deed, a bank's loan file or a court case needs the corners fixed to the centimetre. The method is set out in DGPS survey: scope, time and cost. For how village maps and field numbers came about, read the Mezux guide: Cadastral Survey.
Our prices, GST extra: land demarcation from ₹8,000 per plot up to 1 acre and ₹2,000 per extra acre; a DGPS plot survey from ₹12,000 up to 1 acre. A team member is based in or near every city we serve, so work on your plot starts the same day or within one working day. Any mobilisation or travel cost, if applicable, is shown in the quote. When you need a measured figure for your own plot, talk to the survey desk for your project.

Frequently asked questions
What does 1 bigha equal in sq ft?
That turns on the state: 27,225 sq ft for the pucca bigha of Haryana, Punjab, Uttar Pradesh, Rajasthan and Bihar, down to 8,712 sq ft in Himachal Pradesh. The state table above lists the rest.
How many bigha make one acre?
An acre holds 1.6 pucca bigha, 2.5 Gujarat bigha or 5 Himachal bigha. Our bigha to acre converter works it out for any figure.
Does a gaj equal one square yard?
Yes. In plot sales a gaj means one square yard, which is 9 sq ft or 0.8361 sq m.
How do marla, kanal and acre fit together?
One kanal holds twenty marla and one acre holds eight kanal. Taking the revenue marla at 272.25 sq ft, each kanal comes to 5,445 sq ft.
Which unit do land records use?
That differs between states: a Haryana or Punjab jamabandi records area in kanal and marla, whereas an Uttar Pradesh khatauni records it in hectares. Always copy the unit exactly as it is written in the record.
Can you measure my land and give the area in local units?
Yes. Our survey drawings list the area in sq m, sq yd and acre, plus the local unit of your choice. Details are on land survey services by Mezux Touch.
