Quick AnswerTo convert guntha to sq ft, multiply by 1,089. One guntha is a square 33 ft on each side, so 2 guntha are 2,178 sq ft, 10 guntha are 10,890 sq ft and 40 guntha make one acre. In metric terms a guntha is 101.17 sq m, slightly over one are. For other units, read about Land Area Converter.

Where does the 1,089 sq ft figure come from?

It lines up with the 66 ft surveyor’s chain used in Indian land surveys. An acre is 10 square chains, and a guntha is a quarter of a square chain, a square 33 ft on each side. That is why the numbers are so tidy: 33 × 33 = 1,089, and 40 × 1,089 = 43,560, exactly one acre.

Guntha and are: close, but not equal

An are is 100 sq m and a guntha is 101.17 sq m, so the two differ by about 1.2%. Maharashtra’s 7/12 extract gives area in hectares and ares, while real estate buyers still talk in guntha, and many treat one as the other. On a 20 guntha holding the gap is about 23 sq m, roughly 252 sq ft, which is worth knowing before a price is agreed per guntha. Karnataka and Telangana records commonly show acres and guntas, written like 2-15 for 2 acres 15 guntas.

In Gujarat the bigha, or vigha, is 16 guntha, which puts it at 17,424 sq ft. The north uses entirely different units: Haryana and Punjab records convert kanal to marla. Urban plots in the NCR are sold by the square yard, for which the gaj to sq ft table is the quick reference.

Worked examples

Converting land figures between guntha, acres and hectares comes up in four common forms.

  1. A 2 guntha plot: 2 × 1,089 = 2,178 sq ft, or 202.34 sq m.
  2. 3 acres 12 guntha: 3 + 12/40 = 3.3 acres; in sq ft, 3.3 × 43,560 = 1,43,748.
  3. A 7/12 entry of 0.45 hectare: 45 ares, about 44.48 guntha, or 1 acre 4.48 guntha.
  4. A 10,000 sq ft site back to guntha: 10,000 ÷ 1,089 = 9.18 guntha.

Reading guntha on Karnataka and Maharashtra records

Karnataka's RTC (Pahani) records extent both in acres and guntha and in hectares and ares, so the same field can appear as 1-25 and as 0.66 hectare. 1-25 means 1 acre 25 guntha: 1 + 25/40 = 1.625 acres, which is 70,785 sq ft or about 0.6576 hectare. Maharashtra's 7/12 uses hectares and ares, so a buyer there converts in the other direction. Two more area conversion examples cover the common questions:

  • Price per guntha to price per sq ft: ₹15 lakh per guntha ÷ 1,089 is about ₹1,377 per sq ft.
  • A 33 × 66 ft strip: 2,178 sq ft, which is exactly 2 guntha, a common narrow frontage plot.

When a guntha figure needs a survey

When land is being split, sold in part, or fenced, the guntha on paper has to be pinned to corners on the ground. Read when you need a land demarcation for the usual triggers. Survey numbers and village maps came out of the old revenue surveys; to understand them, read Cadastral Survey. Our total station survey starts at ₹10,000 for a plot up to 1 acre and ₹3,000 per extra acre, GST extra. For a site outside the NCR, contact our survey team for your project.
