What is a cent of land?

A cent is one hundredth of an acre: 435.6 sq ft, 48.4 sq yd or 40.47 sq m. The name comes from “per cent” of an acre. It is the everyday land measurement unit in Kerala and Tamil Nadu, and is also heard in parts of Karnataka and Andhra Pradesh, mostly for house plots and small holdings.

Worked examples

  • A 5 cent plot in Kochi: 5 × 435.6 = 2,178 sq ft, or 202.34 sq m.
  • A 12.5 cent plot: 12.5 × 435.6 = 5,445 sq ft. That happens to be exactly one Haryana kanal.
  • From a house builder’s sq ft figure back to cents: 3,000 sq ft ÷ 435.6 = 6.89 cents.
  • From a price per cent to a price per sq ft: ₹4 lakh per cent ÷ 435.6 is about ₹918 per sq ft.

Cent, are, ground and guntha: how do they compare?

An are is 100 sq m, or 2.471 cents; a Chennai ground is 2,400 sq ft, or 5.51 cents; a guntha is 2.5 cents. Revenue records in Kerala and Tamil Nadu give extent in hectares and ares, while buyers and sellers still speak in cents. Converting land figures between the two is therefore a routine step. One are is close to two and a half cents, but not exactly: 10 ares are 24.71 cents, not 25.

Moving north or west, the units change completely. In Maharashtra and Karnataka you would convert guntha to sq ft. In Uttar Pradesh, Rajasthan or Haryana villages land is counted in bigha and biswa; see biswa to bigha with examples. In north Indian records each field is identified by its khasra number and, in Haryana and Punjab, by its killa as well. You can read more on Khasra and Killa Numbers if you are dealing with land there.

Sq ft to cents: the reverse table

For the reverse unit conversion, divide square feet by 435.6 to get cents. Builders, banks and real estate portals quote floor and plot areas in square feet, so this direction is needed as often as the other.

4,0009.183371.61
5,00011.478464.52
10,00022.957929.03

The 2,400 sq ft row is one Chennai ground, which is why a ground is often described as "about five and a half cents".

Where is land still sold in cents?

Mainly in Kerala and Tamil Nadu, and in the coastal districts of Karnataka such as Dakshina Kannada and Udupi. Karnataka's RTC records extent in acres and guntha alongside hectares and ares. A coastal buyer may therefore see a deed in cents, a revenue record in guntha and a bank valuation in square feet for the same plot. Kerala and Tamil Nadu records use hectares and ares, as noted above. One more area conversion shows how the pieces fit: a Kerala record of 7.5 ares is 750 sq m, about 8,073 sq ft, which is 18.53 cents.

Measuring a plot sold in cents

Have the boundary and area checked before the sale deed, especially for older plots split many times within a family. Small plots lose a noticeable share of their area to a misplaced wall. On a 5 cent plot a strip one foot wide along a 50 ft side is 50 sq ft, more than a tenth of a cent. Our page on what you receive from a land demarcation lists the drawing, the corner marks and the area statement. Outside Delhi NCR a local team member starts within one working day at most; any travel cost, if applicable, is listed in the quote. To plan a visit, contact our survey team for your project.
