How big is a biswa in each state?

A biswa, a smaller land measurement unit, is a twentieth of the local bigha. It holds 1,361.25 sq ft where the pucca bigha applies, 871.2 sq ft in kachha Rajasthan, 453.75 sq ft with the kachha bigha of Haryana and Punjab, and 435.6 sq ft in Himachal Pradesh.

Reading bigha–biswa figures

Records and deeds often write the two together, like 2-7, meaning 2 bigha 7 biswa. When converting land figures like this into one number, multiply the bigha by 20 and add the biswa: 2 × 20 + 7 = 47 biswa, or 2.35 bigha. Some papers add a third figure for biswansi, so 2-7-10 is 2 bigha, 7 biswa and 10 biswansi, which is 47.5 biswa.

Two more everyday calculations

Sharing land among heirs and pricing it per square foot for a real estate deal are the two sums people ask about most. A field of 3 bigha 4 biswa is 64 biswa; split equally among four heirs it gives 16 biswa each, written 0-16. Under the pucca bigha that is 21,780 sq ft each, exactly half an acre. For prices, divide the rate per biswa by the square feet in one biswa: ₹6 lakh per pucca biswa is about ₹441 per sq ft. The same rate per kachha Rajasthan biswa is about ₹689 per sq ft, because the kachha biswa is smaller.
