Quick AnswerConverting bigha to sq ft means multiplying by the figure your state uses. Himachal Pradesh counts 8,712 sq ft to the bigha, Madhya Pradesh 12,000, West Bengal and Assam 14,400 and Gujarat 17,424. The pucca bigha of Haryana, Punjab, UP, Rajasthan and Bihar is 27,225. Two pucca bigha are therefore 54,450 sq ft. For all units together, learn about Land Area Converter.

What is 1 bigha in sq ft?

One pucca bigha is 27,225 sq ft. Kachha measures of this land measurement unit are much smaller: 17,424 sq ft in Rajasthan, matching Gujarat’s bigha, and only 9,075 sq ft in Haryana and Punjab. Every other state value is set out in the table further down.

How big is a bigha on the ground?

A pucca bigha is a square 165 ft each way. Gujarat’s bigha is a square of 132 ft and Bengal’s a square of 120 ft. In yards those sides are a tidy 55, 44 and 40, which makes them easy to pace out with a measuring tape. Madhya Pradesh’s 12,000 sq ft bigha has no whole-number side; it is about 109.5 ft square. Real fields are rarely square, so treat the side as a mental picture only.

What are a bigha’s smaller parts?

Across the north the bigha divides into 20 biswa, and every biswa into 20 biswansi. Bihar, Bengal and Madhya Pradesh divide it into 20 katha instead, whereas Assam uses only 5 katha to the bigha. In Bihar a katha is further divided into 20 dhur, and in Assam into 20 lessa. A pucca biswa is therefore 1,361.25 sq ft, and a Bengal katha 720 sq ft.

Haryana and Punjab records mostly skip the bigha and use kanal and marla. For converting land figures from a jamabandi that reads that way, use kanal to marla with examples. In Kerala and Tamil Nadu land is talked about in cents; the cent to sq ft converter covers that. The unit names come from the village maps and registers laid down by revenue surveys; read more on Cadastral Survey for the history.

Example: pricing a field per bigha

Say a seller in Rajasthan offers 2.5 pucca bigha at ₹18 lakh per bigha. The area conversion gives 2.5 × 27,225 = 68,062.5 sq ft. The price works out to ₹45 lakh, about ₹66 per sq ft. If the same deal were written in kachha bigha of 17,424 sq ft, the land would be only 43,560 sq ft, exactly one acre. The rate per sq ft would jump to about ₹103. One word on the papers changes the deal by more than a third.

Before you pay per bigha

Ask the seller or real estate agent which bigha is meant, ask the patwari which bigha the village record follows, and have the corners checked. The papers to gather are covered in our questions to ask before a land demarcation. Demarcation starts at ₹8,000 per plot up to 1 acre, plus GST. In Delhi NCR the usual start is that day itself, or one working day later. In other regions our nearest local or work-from-home colleague starts straight away, never more than 1 working day later. The cost of any travel or mobilisation is, if applicable, shown in the written quote. To fix dates for a field anywhere, speak to an engineer for your project.
