Why is a hectare about 2.47 acres?

A hectare is a square 100 m on each side, 10,000 sq m, while an acre is 43,560 sq ft, which is exactly 4,046.8564224 sq m. Dividing one by the other gives 2.4710538. The acre has been fixed that precisely since 1959, when the international yard and foot were defined in metres. The hectare, in turn, is 100 ares, the are being the metric land measurement unit of 100 sq m.

Neither unit changes from state to state. That makes this unit conversion safer than any involving bigha, biswa or katha, whose size depends on where the land lies.

Worked examples

• A 7/12 extract showing 0 H 81 R: 0.81 × 2.4711 = 2.0016 acres, which brokers call 2 acres.
• A khatauni entry of 1.265 hectares: 1.265 × 2.4711 = 3.126 acres.
• A 25-acre site for a solar plant: 25 × 0.4047 = 10.117 hectares.
• A price of ₹40 lakh per acre: per hectare that is 40 × 2.4711 = ₹98.84 lakh.

Where do Indian records use hectares?

In many states the official record is kept in hectares, while real estate deals are struck in acres or a local unit. Maharashtra's 7/12 extract writes area in hectares and ares. Uttar Pradesh's khatauni gives areas in hectares. Tamil Nadu's records use hectare-ares too, while plots there are sold in cents. In Haryana and Punjab, consolidated fields are known by rectangle and killa numbers, a killa being about one acre; to read those numbers, read Khasra and Killa Numbers.

Large areas: 25 to 500 hectares

Industrial parks, solar plants and township layouts are often planned in hundreds of hectares. Converting land areas at that scale is easier with the bigger figures below in acres, square metres and pucca bigha.

The pucca bigha column uses 27,225 sq ft, the size applied in Haryana, Punjab and much of Uttar Pradesh; one hectare is about 3.95 of them.

Hectares alongside acre-guntha records

Karnataka's RTC shows extent both in acres and guntha and in hectares and ares, which makes it a useful check on any area conversion. A field entered as 2 acres 20 guntha is 2.5 acres, and 2.5 × 0.4047 = 1.0117 hectares, so the hectare column should read slightly over one hectare. If the two columns on a record disagree by more than rounding, the record itself needs checking before a price is agreed. A second example: a 0.06 hectare plot is 600 sq m, about 0.148 acre or 6,458 sq ft.

Is the hectare on paper the hectare on the ground?

Not always. Field boundaries move, old maps were drawn at coarse scales, and a holding may have been partly sold without the record catching up.
