Quick AnswerWith a land surveyor in Kolkata on the job, every corner is fixed and the area is worked out. The result is given in katha, chhatak and square feet beside your deed, dag and khatian. In West Bengal one katha is 720 sq ft. A plot up to 1 acre starts from ₹8,000 plus GST. Scope and deliverables are on our land survey services for Kolkata sites.

Why does a land surveyor in Kolkata report in katha?

A land surveyor in Kolkata fixes your plot's corners, works out its area and reports it in katha, chhatak and square feet, the units of West Bengal sales. The drawing then shows whether the plot matches the deed and the dag on the mouza map, and whether neighbours' walls respect your property boundaries.

In the state, one katha is 720 sq ft, sixteen chhatak make a katha, and twenty katha make a bigha. Decimal (or satak), a hundredth of an acre, appears too, mostly on rural records. A deed that says "3 katha 8 chhatak" means 2,520 sq ft, and a measured plot of 2,430 sq ft is short by two chhatak. Shortfalls of this size turn up often in north and central Kolkata, and finding one before registration costs far less than finding it later.

Which land records will your Kolkata plot have?

A mouza and JL number, a dag (plot) number and a khatian (record of rights), all viewable on the state's Banglarbhumi portal. Many records carry two sets of numbers: the older RS (Revenue Survey) dag and the later LR (Land Reforms) dag. Deeds written decades apart may quote different ones for the same land, so we ask for both. The mouza map shows how dags fit together, which helps us find the right corners before we measure.

Correcting a record, or the official demarcation of a boundary, goes through the land and land reforms offices of the state. No appointment links Mezux Touch to the West Bengal land and land reforms department, Kolkata Municipal Corporation (KMC) or KMDA; it is an independent contractor.

How does soft delta ground affect the survey?

Less than you might think for the measuring, more for the marks, the levels and any old pond, since the city stands on waterlogged delta clay over shallow groundwater. Corner pillars set in plain soil can tilt within a monsoon, so we cast them in concrete or tie corners to fixed walls. Spot heights and contour lines matter on low plots that waterlog. Old ponds are another issue, since many fringe plots were once part of a pukur. West Bengal law restricts filling of water bodies, so your lawyer will want any pond on the old record, or filled patch on the ground, flagged. Where we see one, we draw it.

Where in and around Kolkata do we survey?

Across the city, its planned townships and the industrial belt on both banks of the Hooghly.

Table note: before digging on any of these plots, check for buried services with ground penetrating radar; see what we do: GPR survey in Kolkata.

New lines on the Kolkata Metro, including the East–West route that crosses under the Hooghly, have also brought plot owners near the stations asking for exact frontage drawings.

What does the survey cost in Kolkata?

From ₹8,000 for a plot up to 1 acre, plus ₹2,000 per extra acre; GST is added. Since most city plots are a few katha, the base figure covers nearly every urban job. A 2-bigha parcel on the eastern fringe is about two-thirds of an acre, so it too is billed at ₹8,000. Where the job means reconciling the land with RS and LR records, the price waits until we have read those papers. Mobilisation or travel, if applicable, appears as a separate line. A surveyor who lives in Kolkata reaches the plot at once, or at the latest one working day after you confirm. Expect the drawing about three working days after the site visit.

How is the job done on the day?

Corners first, then detail, then a check before leaving. In open plots a DGPS survey fixes points to 1–2 cm. Where lanes close in overhead, a total station survey takes over, working from control set out on a rooftop or at a nearby open crossing. The surveyor walks the boundary with you and notes every pillar and wall before the boundary survey begins. A few points are re-checked from a second set-up before leaving.

How do you get a quote?

We need the deed, the khatian or porcha, a map pin, and what the drawing is for. Then send us your Kolkata site details. A Bihar or Assam katha differs from the Bengal one, so check papers from another state with details on Land Area Converter. Frequently asked questions

What does one katha come to in square feet?

720 sq ft. One chhatak is 45 sq ft, and one bigha is 20 katha, or 14,400 sq ft.

What is the difference between RS and LR dag numbers?

RS numbers come from the older Revenue Survey; LR numbers from the later Land Reforms settlement. The same land can carry both, so deeds of different years may quote different numbers.

Will your drawing end a boundary quarrel?

No. It gives measured facts. Official correction or settlement is done through the state's land and land reforms offices or the courts.

Do you work in Howrah and the North and South 24 Parganas?

Yes. The whole Kolkata region is covered by our team member in the city.

Do you also cover Odisha?

Yes. Bhubaneswar and the rest of Odisha use the same terms, handled by a team member there, and any travel cost appears as its own item.

My deed mentions a pond. Will you show it?

Yes. Any pond, filled patch or low-lying area on the plot is drawn, with a topographic survey of levels if you ask.
