Quick AnswerCall in a land surveyor in Chennai and each side of your plot is taped on site and set against the patta, the FMB sketch or the TSLR entry. The scaled drawing gives the extent in grounds, cents and square feet. A plot up to 1 acre starts from ₹8,000 plus GST. The general page explains our land survey services for Chennai sites.

Why would a buyer hire a private land surveyor in Chennai?

A land surveyor in Chennai measures the plot you are buying or building on and compares its sides and area with the patta and the government sketch. Any mismatch appears on a scaled drawing. Few checks tell you faster whether the plot you can walk on matches the one in the documents.

Chennai buyers face one problem again and again: a layout plot sold years ago, fenced by someone else, or a sub-division whose lines were never pegged. A measured drawing, with corners tied to coordinates, settles where the property boundaries lie before you sign or pour a footing.

Patta, FMB or town survey register: which record covers your plot?

That depends on whether the land falls in a town survey area or a rural survey village, and the answer changes what we compare against.

Table note: if you will dig foundations or a sump, ground penetrating radar can check for buried cables and pipes first; read about GPR survey in Chennai.

These papers are held by Tamil Nadu's revenue and Survey and Land Records departments, and a good share of them are open to view on the state's online land-record portal. Sub-dividing or correcting a survey number, like official demarcation, is a government process. Mezux Touch is a private contractor; the Tamil Nadu Survey and Land Records department, CMDA and the Greater Chennai Corporation have not appointed it.

How are Chennai plots measured and sold?

In grounds and cents more often than in acres, and the two are easy to mix up. A ground equals 2,400 sq ft, a little short of 223 sq m, while a cent, at 435.6 sq ft, is one-hundredth of an acre. A "half-ground plot" of 1,200 sq ft can turn out short by a few feet once the compound wall is measured. Our area statement gives square feet, square metres, cents and grounds side by side, and our land area converter handles any other unit.

Where around Chennai do we work most?

On the fast-growing southern and western edges, where farmland is still turning into layouts.

  • OMR and ECR: villa and apartment plots near the coast, where sand and backwater edges make old field marks unreliable.
  • GST Road suburbs: Tambaram, Guduvanchery and the stretch towards Chengalpattu, with many older layouts being resold.
  • Poonamallee, Avadi and the Sriperumbudur side: warehouse and industrial land, often several survey numbers stitched together.

Ground conditions vary across these areas. Soft clay near the coast and the creeks takes boundary stones badly, so we set corner marks in concrete; on harder inland ground a steel pin is enough.

Which method do we use on a Chennai plot?

Satellite receivers on clear ground, a total station once coconut palms, walls and houses close in. Out on the open fringe layouts, a DGPS survey crew wraps up before lunch on most plots. In a built-up street, the total station picks the walls and corners, tied to DGPS control on an open patch nearby. Where only detail is needed, see our total station survey in Chennai for your site.

What does it cost, and how long does it take?

A plot up to 1 acre starts from ₹8,000; each additional acre is ₹2,000; GST is extra. Fitting a boundary to patta, FMB and sub-division papers varies widely from file to file, so we price it after reading yours. Travel or mobilisation, where it applies, gets a separate line.

Our surveyor lives in Chennai and starts the moment you book, or within 1 working day. The measured sheet follows about three working days after the field work ends. Take a 2-acre layout plot near Guduvanchery: the measurement costs ₹10,000 plus any applicable mobilisation, agreed on paper before the first peg goes in.

Who turns up at your plot?

A surveyor and an assistant from our own staff, with instruments the company owns. Chennai plots are measured by our own payroll surveyors with the firm’s own four DGPS base-rover sets and six total stations. In more than two decades we have not handed a single Tamil Nadu job to an outside party. The surveyor walks the boundary with you or your representative first, notes every pillar, wall and fence that claims to mark a corner, and only then starts measuring. That walk often explains a mismatch before a single reading is taken.

What should you send us?

Patta, FMB or TSLR copy, the sale deed, layout or site plan, and a location pin. Mention why you want the drawing, whether a purchase, a loan, building approval or a neighbour dispute. Frequently asked questions

Does your drawing count as a government sub-division?

No. Sub-division of a survey number is done by the state's survey department. Our drawing helps you check the land and prepare for that process.

Can you give me the levels as well?

Yes, spot levels can be added on the same visit. A full topographic survey with contour lines can run alongside the boundary survey, using the total station.

How many square feet is a ground?

2,400 sq ft. A cent is 435.6 sq ft, so a ground is a little over 5.5 cents.

Do you cover Kanchipuram and Chengalpattu districts?

Yes. Plots in the wider Chennai region are covered by the same locally based team.

Do you also work in Karnataka and Telangana?

Yes. Telangana work appears on our land surveyor in Hyderabad page, and Bengaluru jobs are priced on the same basis.

What if the FMB sides and the measured sides differ?

Small differences are normal in old sketches. We mark each difference on the drawing so you and your lawyer can judge whether it matters.
