Quick AnswerBefore you pay for a 30×40 site or a few guntas of converted land, a private land surveyor in Bengaluru can measure it. The plot is then tested against the RTC, the survey or 11E sketch, the layout plan and the khata. A single sheet then gives each side, pegged corners, and the extent in acre–gunta, sq ft and sq m. Prices begin at ₹8,000 for up to 1 acre, before GST and any applicable travel. Wider service: land survey services for Bengaluru sites.

RTC, sketch and khata: the checks a private land surveyor in Bengaluru runs

The plot is measured as it stands and tested line by line against its paperwork. That means the RTC and survey sketch on revenue land, the layout plan and khata in a city layout, and the sale deed in every case.

Land around Bengaluru passes through several stages. It starts as a survey number on the revenue record and becomes a hissa after subdivision. Conversion for non-agricultural use, a layout of sites and a khata for each site follow. A slip at any stage can leave a buyer with a site a metre short or overlapping a neighbour. A private land surveyor in Bengaluru is there to catch it. One site plan from us sets the ground beside each of those documents in turn. The page land survey services for Bengaluru sites describes the method in wider terms.

Which Karnataka records matter?

Revenue land needs the Bhoomi RTC (pahani), its survey sketch and any 11E or podi sketch; a site in a city layout needs the sanctioned layout plan and its khata.

  • RTC (Record of Rights, Tenancy and Crops): owner, extent in acres and guntas, survey and hissa number.
  • Survey sketch, 11E sketch, podi sketch: the shape and measurements prepared by the state survey department and available through its Mojini system.
  • Conversion order and layout plan: for converted land and approved layouts.
  • Khata: the urban property record for a site, which the corporations under the Greater Bengaluru Authority now maintain.

Can a private surveyor prepare an 11E sketch?

No; official sketches such as 11E, podi and boundary fixation are issued through the state Survey, Settlement and Land Records department, by its own or licensed surveyors. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Karnataka Survey, Settlement and Land Records Department. What we provide is an independent measurement. It tells you whether the ground matches the sketch before you pay, before you build a compound wall, or while an official survey is pending.

Acres, guntas and square feet

Revenue land in Karnataka is recorded in acres and guntas, with 40 guntas to an acre and one gunta equal to 1,089 sq ft. City sites are sold in square feet, often by dimension such as 30×40 or 40×60. Every sheet we issue states the extent in each of those, with square metres added. For any other unit, try our land area converter.

Dimension-sold sites raise one more check: a "30×40" site is 1,200 sq ft only if it is a true rectangle. Corner sites and those on curved roads seldom are, so we report each side and the real area.

What happens on site?

You show us the line you believe in. The boundary survey then shoots each remaining stone, wall and fence, and enough of the neighbours' lines to seat the sketch firmly. Karnataka survey stones mark the corners and bends of a survey number. When one has vanished we rebuild its spot from the sketch figures, peg it, and record the reasoning. Inside a layout we measure the developer's corner marks, the kerb lines and the adjoining compound walls, and test them against the plan's dimensions. Any difference along the property boundaries is stated in centimetres and square feet.

Frequently asked questions

Can you get me an 11E sketch?

No, that comes from the state survey department, but we can measure the land so you can check the sketch.

Do I also need levels before building?

On granite or sloping plots, yes; check what a topographic survey in Bengaluru costs.

Do you work in Chennai as well?

We do; there the patta and FMB sketch take the place of the RTC. Read getting a land surveyor in Chennai done right.

What should I do if my 30×40 site measures less?

Our sheet lists every side and the true area, giving you figures to put before the seller or developer.

How many guntas are in an acre?

Forty, and one gunta equals 1,089 sq ft.

Can several sites in one layout be done together?

Yes, and it lowers the cost per site.
