Quick AnswerA topographic survey in Bengaluru fixes storm channels with their bed levels, the edge of a nearby kere, culverts, bare granite, trees, buildings, spot heights and contours before anyone designs. Receivers set the frame and an optical instrument picks up the detail. An acre or less costs from ₹15,000, plus GST and any applicable travel. Our national page, topographic survey for Bengaluru sites, covers the full scope.

Keres and valleys: water drives a topographic survey in Bengaluru

Ridges, shallow valleys and centuries-old tanks shape this city, and site trouble tends to trace back to run-off. The drawing therefore concentrates on levels, contours, storm channels, lake margins and rock, giving the designer what is needed to keep water flowing downhill and away.

The city sits on a low ridge on the Deccan plateau. Rain falling on either side runs down shallow valleys, the best known being the Vrishabhavathi, Koramangala–Challaghatta and Hebbal valleys. Over centuries those valleys were dammed into a chain of lakes (keres) linked by storm channels, the rajakaluves. Many of those links have been built over. When heavy rain arrives, as in September 2022 when parts of the Outer Ring Road and Mahadevapura flooded, water still follows the old valley lines.

What does the survey pick up near a lake or drain?

We take the kere margin and its spillway, a complete cross-section of each rajakaluve touching the plot, and the heights of all ground in between. Planning rules set buffer distances from lakes and primary drains, and court orders and revised regulations have changed the figure over the years. We therefore survey the features precisely and let your architect apply whichever rule currently governs the site.

  • Drain top width, bed level and retaining walls, at every change in section.
  • Lake edge at the time of survey, and any visible high-water marks.
  • Culverts, inlets and outlets, with invert levels.
  • Spot levels across the land falling toward the drain or lake.

How do rock and red soil show up on the drawing?

Rock as its own outlined layer with levels on top, red soil as ordinary ground with denser levels where it has been dug or dumped. Bengaluru's granite and gneiss come to the surface in many places; at Lalbagh the exposed rock is a national geological monument. A slab of granite hiding under a few centimetres of red earth can multiply digging costs, which is why every visible outcrop and cluster of boulders goes onto the sheet. Old quarry pits on the city edge go into a topographic survey in Bengaluru with both floors and faces mapped.

Typical Bengaluru briefs

Apartment and villa plots, tech-park and warehouse land, and roads in new layouts. Industrial plots in Peenya, Bommasandra and the Whitefield side often need levels for a new shed floor and its drainage. Sites near Namma Metro work need careful detail along the boundary facing the corridor. Since water mains and cables lie close under many roadsides, it pays to read about GPR survey in Bengaluru before an excavator arrives.

How the satellite control under each sheet gets fixed is told in how long a DGPS survey in Bengaluru takes. Where a site is crowded with houses or shaded by old rain trees, turn instead to the questions to ask before a total station survey in Bengaluru.

A useful brief before field day

What you plan to build, where the water seems to go, and what you already have on paper. A sketch or KMZ of the boundary, any earlier survey, and photos of the site after rain are all useful. If a drain or lake edge runs along your boundary, say so. We then extend the survey a little beyond the site so that the drain's bed levels upstream and downstream are known. On an apartment plot, settle the contour spacing and the adjoining road's height with your architect early, since plinth height and any basement ramp hinge on those two figures. Contour lines every quarter or half metre, with spot levels between them, then go onto a site plan that also carries the setting-out grid for construction layouts. This short brief often saves a second visit.

How does Bengaluru compare with Chennai?

Bengaluru sites are about slope and lakes; Chennai sites are about near-level ground and flood levels near the coast. For building work in Tamil Nadu as well, the coastal-plain brief is laid out in what you receive from a topographic survey in Chennai.

Rates and timing

Up to 1 acre: from ₹15,000. 1–10 acres: ₹4,000 per acre. Over 10 acres: ₹2,500 per acre. Road or route strip: ₹15,000 per km.

  • Site up to 1 acre: from ₹15,000.
  • 1–10 acres: ₹4,000 per acre.
  • Over 10 acres: ₹2,500 per acre.
  • Route strip: ₹15,000 per km.

These figures exclude GST, and mobilisation or travel, if applicable, appears as its own line in the quote. A Bengaluru-based colleague reaches the plot on booking day, and never more than one working day afterwards. Frequently asked questions

Do you mark the lake buffer on the drawing?

We survey the lake edge and drains precisely. Your architect applies the buffer rule in force; we can draw it once you confirm the distance.

Does the level sheet fix my legal boundary?

No, because compound walls are drawn where they stand; comparing them with the RTC and survey sketch is a job for the Mezux land surveyor in Bengaluru.

What does a topographical survey include?

The form of the land together with all that stands or grows on it. For a longer answer, see details on what is a topographical survey.

Can you survey a site full of rock?

Yes; rock is mapped as its own layer, and pins can be drilled into it for control.

Do you give volumes for excavation?

Yes, from the digital terrain model against your design levels.

Is the monsoon a problem?

Rain slows field work but rarely stops it for long, although drains are easiest to measure in dry spells.
