Topographic Survey for Sites, Routes and Plots
One layered CAD base plan of heights, contours and surface features, built for designers, engineers and sanction drawings.
Quick AnswerA topographic survey puts the lie of the land and everything standing on it onto one drawing to scale. That covers spot heights and contours as well as buildings, trees, roads, drains and poles. Architects and engineers design from it, so it comes before any layout or earthwork. Buried services are a separate job: see GPR scanning details.
What does a topographic survey show?
A scaled drawing of the ground's shape and every visible thing on it, fixed in position and height so a designer can work from one sheet. That means spot levels, contour lines, buildings, walls, trees, roads, drains, manhole covers, poles and boundaries.
People search for both "topographic" and "topographical" survey; they mean the same drawing. A contour survey is a narrower version focused on levels, and a "site survey for construction" is the same drawing under another name. Only the detail requested differs, not the method.
The plan above shows the idea. Heights are taken at grid nodes and slope breaks, contours are interpolated between them, and each feature keeps its key level, such as floor level, manhole invert or road crown.
Why is it the first drawing on a construction site?
Every later decision, from plinth height and drain falls to the earth that moves, is measured against it. Without one, an architect guesses where the low corner is, and the contractor finds out the hard way.
- Plinth and road levels that shed rainwater away from the building.
- Cut and fill, which decides whether earth is bought in or carted away.
- Trees to keep, transplant or get approved for removal.
- Existing structures, access points and neighbours' walls on the site plan for layout and approvals.
- One coordinate system for the consultants and, later, the construction layouts.
Which instruments go on site?
Three, working together: satellite receivers for control and open ground, a total station among buildings and trees, and an auto level for tight heights. Large open tracts may also get drone mapping, checked against ground points.
Control comes first: at least two satellite-fixed stations put the drawing on a true grid, checked as described in getting a DGPS survey done right. Where receivers drop out among walls or trees, the rest follows when you need a total station survey. We own every instrument: 4 DGPS base station and rover pairs, 6 total stations, 6 auto levels and 2 RTK mapping drones.
Accuracy follows the instrument: about 1–2 cm horizontally and 2–3 cm vertically from DGPS, and 5 mm + 3 ppm per total station shot. Every level loop closes within ±2.5 mm per km.
How does a topographic survey run on the day?
After a walk round with you or the architect, control is fixed and the crew works inwards from the boundary so the edges are never short. One field day covers a plot of one to five acres.
- Walk-over: agree limits, grid spacing and special features such as an old well or a disputed wall.
- Control: a GPS receiver fixes points in the open, and a benchmark stays on site for the builder.
- Boundary and structures: walls, gates, buildings and road frontage first.
- Levels: grid nodes, bank tops and toes, drain beds and slope breaks.
- Closing checks: a few points re-observed from another station.
What should you tell us before the visit?
The purpose of the drawing, since detail follows purpose. A boundary wall needs far less than a hospital with basements and storm drains. Tell us too if the design team uses a set coordinate system or an existing site benchmark, so our points match theirs.
Clear locked sheds, parked trucks and guard dogs before the crew arrives; an hour of clearing can save half a day. If the land is disputed, say so, and existing marks are recorded exactly as found.
Topographic or topographical: is there a difference?
No. Both words describe the same survey and the same drawing, so compare quotes on scope instead. What changes between jobs is scope: grid spacing, how far beyond the boundary detail runs, and whether drain and manhole inverts are needed. A plain-English explainer is at see: what is a topographical survey.
Which files arrive, and when?
For an ordinary plot, expect the CAD file, a print-ready PDF and the point list about 3 working days after the crew has been.
| Item | What is on it | File type |
|---|---|---|
| Topographic plan | Boundary, features, contours and spot heights, with grid and north arrow | PDF + DWG |
| Point list | Each observed point: easting, northing, height | CSV / Excel |
| Surface model | Ground triangulated for cut-and-fill sums | DWG |
| Control sketch | Points marked on site and their values | |
| Map overlay | Outline and main features to open in GIS or Google Earth | SHP / KMZ |
Table note: large townships and road strips run to an agreed programme instead; for a city example, see how long a topographic survey in Noida takes.
Topographic survey rates – November 2026
Small plots start from ₹15,000; larger sites are priced by the acre, and road strips by the kilometre.
- Minimum per job (covers up to 1 acre): ₹15,000
- 1–10 acres: ₹4,000 per acre
- Beyond 10 acres: ₹2,500 per extra acre
- Road or route strip: ₹15,000 per km
A six-acre factory site therefore costs ₹24,000, and a 2 km approach road ₹30,000, with GST extra on every figure. NCR jobs start the same day or within 1 working day of booking. In other states, a surveyor living locally begins immediately or by the next working day. Any mobilisation or travel cost appears in the written quote, which is the amount you pay.
Where do we carry out topographic surveys?
Across Delhi NCR and the rest of India, through team members who live in the cities we serve. Inside the NCR that means Delhi, Faridabad, Gurugram, Noida, Greater Noida, Ghaziabad, Sonipat, Panipat, Bahadurgarh, Rewari, Palwal, Bhiwadi and the towns between. Gurugram's sector plots and fringe farmland, for example, are on the topographic survey in Gurugram page.
Work beyond the NCR is common for factory expansions, solar parks and road projects, and our people in Bhopal or Chennai use the same instruments and drafting rules. A layout, plot plan or bare map pin is enough to send your drawings for a quote; scope and price come back in writing.

Frequently asked questions
How much ground outside my plot should be included?
5–10 m in most cases, enough to show the road, the neighbours' walls and the drain your water will flow into. Say if the design needs more, such as a junction or an outfall.
What grid spacing should I ask for?
On a flat urban plot, a 5 m grid plus every change of slope is common; open farmland can use 10 m or 20 m.
Will the survey show underground pipes and cables?
Only surface signs such as manholes, valve covers and marker posts. The buried lines need a GPR scan, which can join the same visit.
Can levels be tied to mean sea level?
Yes, where a usable benchmark or a CORS reference station tie exists; otherwise a site benchmark is set and its value stated on the drawing.
Is a topographic survey needed for building approval?
Requirements vary by authority and project size, so check with your architect; many approval drawings are prepared on a survey of this kind.
Do you have a sample from a nearby city?
Yes, layers and file types from an ordinary job are listed on what you receive from a topographic survey in Faridabad.
