Quick AnswerIn a city where monsoon water and the tide decide so much, a topographic survey in Mumbai records spot heights, kerbs, gutters, drains and structures. It then sets the plot's ground against the carriageway, the outfall and high water. Sites up to 1 acre start from ₹15,000, and 1–10 acres cost ₹4,000 per acre, plus GST and mobilisation, if applicable. How the levelling is done is described on the topographic survey for Mumbai sites page.

What should a topographic survey in Mumbai reveal before anything else?

The route rainwater will take. A topographic survey in Mumbai captures contour lines, plinths, gutters and buildings too. Its main value here, though, is to show whether your ground stands above or below the road, the closest drain and the tide.

Mumbai is a string of former islands joined by reclamation, with low flats between basalt hills and creeks cutting in from the sea. A plot can be a metre below the road it fronts, and when heavy rain meets a high tide, the storm drains have nowhere to empty. The worst day on record was 26 July 2005, when Santacruz logged about 944 mm of rain in 24 hours. Designers now want plinth, road and drain levels proved before a single drawing is signed.

Which features matter most on Mumbai sites?

Levels at the road and drain, then everything that controls the flow.

  • Crown of the carriageway, kerb top and gutter along each frontage
  • Storm-water chamber lids, invert depths and outfalls, plus which way they fall
  • Nala banks, and the bank of the Mithi or whichever creek is closest
  • Mangrove fringe and salt-pan bunds on the eastern suburbs side
  • Plinth levels of neighbouring buildings and compound walls
  • Trees, poles and visible service chambers

Control points come first, set by DGPS survey in Mumbai by Mezux Touch wherever the sky is open. In the gaps between towers and beneath rain trees, a tripod instrument takes over; see how our total station survey in Mumbai works.

How do tide, creek and mangrove land change the job?

They decide how high the ground must be and how close you may build. Near Mahim, Malad, Thane Creek and the Navi Mumbai shore, ground often sits only a little above high tide.

Illustration: a levelled section from road to creek shows how far the plot ground sits above the high tide level, how much the plinth must be raised, and where the mangrove fringe begins.

Where the Coastal Regulation Zone may apply, the official high tide line has to be demarcated by an agency authorised under the CRZ rules. Our survey does not replace that line; instead it measures the ground, the mangrove edge and the existing structures accurately. The authorised line can then be plotted on a sound base, and your architect can see the effect at once.

What about the hill slopes?

On the ridges the risk is slope failure, not flooding, so the survey concentrates on gradient, retaining walls and drainage paths. Parts of Ghatkopar, Vikhroli and Chembur sit on steep hillsides, and in July 2021 landslides there took many lives after extreme rain. On such sites we take spot levels closely, show every retaining wall with its top and toe, and mark the channels water uses. The same applies on the Kharghar and Parsik hill sides in Navi Mumbai and Thane.

How are drain gradients measured so precisely?

By optical levelling in closed circuits, since a gutter may drop only a few centimetres along an entire frontage. Receiver heights carry 2–3 cm of uncertainty, far too loose for judging whether a basement ramp will shed water to the road. We therefore carry levels from a benchmark along the road with an auto level and close each loop back on its start. A loop is accepted only within ±2.5 mm per km. On busy roads that work is often done early in the morning, before traffic and parked cars cover the kerbs and gutters.

Table note: for everything else we take on in the region, see what we do: survey coverage in Mumbai.

Excavation on old roads in Mumbai almost always meets cables and pipes. A scan done first costs far less than mending a severed main, and our page on GPR survey in Mumbai explains it.

What does it cost and how long does it take?

Up to 1 acre from ₹15,000; 1 to 10 acres at ₹4,000 per acre; above 10 acres ₹2,500 per acre; road or route strips ₹15,000 per km. GST is extra and any mobilisation, where applicable, is quoted on its own line. Three acres near Panvel give ₹12,000 by the acre, so the ₹15,000 entry price applies; a 1.5 km drain line costs ₹22,500.

Once you approve, our team member based in Mumbai sets up the levels and staffs immediately or within one working day. Expect the contoured plan roughly 3 working days after the last levelling run. Monsoon surveys are possible, but open drains and waterlogged plots hide detail, so dry months give a better record. For a seaside plot in Goa as well, check how long a topographic survey in Panaji takes.

What should you send us?

The location, the plot area, the purpose and the level datum your architect uses (THD or mean sea level). Add any society plan or older survey; the finished site plan then serves the architect for permits and the contractor for construction layouts. Then price your Mumbai job through the form. Frequently asked questions

Can you mark the CRZ high tide line?

No; that line must come from an agency authorised under the CRZ rules. We survey the ground so the line can be plotted accurately on it.

Will you record drain inverts?

Yes, where covers can be lifted safely, while locked or sealed chambers are noted on the drawing.

Does the survey show plot boundaries against the property card?

No, only what physically stands there. Checking against the card is work for a Private Land Surveyor in Mumbai.

What exactly is in a topographic survey?

Levels, contours and all visible features. For a fuller explanation, see what is a topographical survey.

How close should levels be on a hill-slope plot?

At 5 m spacing or at each break of slope if that comes sooner, with every retaining wall's crest and foot added. The points then form a digital terrain model for slope design.

Can you survey a society compound with cars parked?

Yes. We work around vehicles and note any area we could not reach.
