Total Station Survey for Layout, Levels & As-Built Work
Setting-out, levelling and detail survey with millimetre-class instruments, where satellites cannot see the sky or tolerances are tight.
Quick AnswerIn a total station survey, a tripod-mounted instrument reads angles and a range to a prism, and converts every reading into a position plus a height. It works indoors, under trees and between buildings, and suits setting-out, levels and as-built records where DGPS cannot see the sky. Pipes and cables below the same ground call for radar; read GPR scanning details.
What does a total station survey measure?
A total station measures two angles and one distance to a target: the horizontal angle from a known direction, the vertical angle, and the slope distance by an electronic beam. From those three readings it calculates the target's coordinates and height in seconds.
The target is normally a prism on a pole, though many instruments also read short distances to a wall without one. The instrument stands on a known station and sights another known point first, so every later shot lands on the same grid. That chain of known points, a traverse, lets the survey reach places satellite receivers cannot.
When is a total station better than DGPS?
Wherever the sky is blocked or millimetres matter: inside buildings and sheds, under trees, between tall blocks, in narrow lanes and on setting-out tighter than a couple of centimetres. Our instruments are rated at 5 mm + 3 ppm, so at 100 m the distance error stays around half a centimetre.
Satellite based positioning still wins on open land and long distances, so most jobs use both. A GPS receiver pair running DGPS fixes control in the open, and the total station hangs detail off it. Planning that control? Our notes on getting a DGPS survey done right explain it, and our DGPS vs total station guide weighs both against typical sites.
Which jobs does total station surveying handle best?
Three kinds of work keep our instruments busy: layout, levels and recording what has been built.
- Layout survey (setting out): column centres, footings, grid lines, road edges and corners marked from design coordinates, so construction layouts land in the right place.
- Levelling survey: spot levels, floor levels, road gradients and drain falls, with an auto level closing each loop within ±2.5 mm per km.
- Detail and as-built work: walls, stairs, machines, pipe racks and plinths inside buildings where no satellite signal reaches.
For a full ground model with contour lines and every feature, the total station is one strand; topographic survey: scope, time and cost shows how the pieces combine.
How is a layout survey set out on site?
By checking the design first, then the control, and only then putting a single peg in the ground. A setting-out error found after the concrete pour costs far more than any survey fee, so the order matters.
- Drawing check: we confirm that the grid, dimensions and coordinates in the architect's or engineer's CAD file agree.
- Control check: site benchmarks and control pillars are re-observed, and a disturbed one is flagged.
- Set-out: the instrument guides the prism holder to each design point for a peg, nail or paint mark.
- Independent check: critical points are re-measured from a second station, and distances between them taped.
- Record: a report lists each point with its design and as-marked values.
High-rise towers and industrial sheds dominate one city we cover; the total station survey in Gurugram process step by step shows the method applied there.
What goes wrong, and how do we prevent it?
Most errors come from the set-up, not the instrument: a knocked tripod, a wrong prism height or a backsight to a disturbed peg. Each shifts every later point, so our crews' habits are built to catch them.
- Tripod movement: legs settle on soft fill or hot bitumen, so the backsight is re-sighted before leaving each station.
- Prism height: a pole extended by mistake adds its error to every level, so the height is locked and written in the field book.
- Disturbed control: excavators and trucks hit pegs, so each set-out point is checked against a second one first.
- Long sights in heat: afternoon shimmer blurs the target, so long shots move to cooler hours or shorter legs.
Those habits separate a drawing you can build from with confidence from one that needs a second visit.
What should you send before booking?
The site location, the drawing or design file, and a list of what to measure or mark. For setting-out, the CAD file or site plan with coordinates matters more than a print, because paper dimensions drift. For levelling, name any benchmark you use, so our values match your consultant's design. Share security rules, shift timings or permit systems early so the crew arrives with passes.

What does a total station survey cost?
A plot up to one acre is surveyed from ₹10,000, each extra acre adds ₹3,000, and setting-out is charged by the crew-day.
- Plot survey up to 1 acre: from ₹10,000
- Each additional acre: ₹3,000
- Layout / stake-out work: ₹8,000 per crew-day
- Full-time site surveyor with instrument: ₹1,20,000 per month
A three-acre plot therefore comes to ₹16,000, and a five-day warehouse setting-out programme to ₹40,000, with GST extra. Contractors with months of continuous work find the monthly surveyor cheaper than single crew-days. An NCR booking gets an instrument on site that day or on the next working day. Beyond NCR, the Mezux operator who lives near your site begins at once, one working day later at most, and the quote itemises any travel charge.
Who does the work, and where?
Our own surveyors, with instruments we own, living and working in Delhi NCR and the other cities we serve. Mezux Touch has worked since 2003, and its land survey crews follow the same ISO 9001, 14001 and 45001 systems as its utility teams. Regular NCR sites include Faridabad, Gurugram, Noida, Greater Noida, Ghaziabad, Delhi, Sonipat, Bahadurgarh, Rewari and Bhiwadi, mostly for factories, housing, schools, warehouses and road contractors.

Frequently asked questions
Can a total station survey work without GPS?
Yes, it needs two known points, such as site benchmarks, pillars or an assumed local grid. DGPS, with its base station and rover, is added when the drawing must sit on a national or project grid.
Is a total station accurate enough for column setting-out?
Yes, a 5 mm + 3 ppm specification keeps ranges on an ordinary building plot within a few millimetres, and key marks are re-measured from another station.
What is the difference between a total station and an auto level?
An auto level gives heights only, with high precision. A total station gives position and height together, which suits detail and layout work.
Can you provide a surveyor for the whole project?
Yes, a full-time site surveyor with instrument costs ₹1,20,000 per month plus GST, which suits long building or road contracts.
Do you work at night or during shutdowns?
Yes, for factories and running roads, by arrangement. Lighting and safety cover on site are agreed in advance.
Is there a page for Faridabad sites?
Yes, lead times and common jobs in our home city are on total station survey in Faridabad.
