Quick AnswerA topographic survey in Hyderabad draws contour lines and spot heights together with sheet rock, boulders, nalas and the shore of any nearby tank. Once a lake's Full Tank Level figure is known, the crew can also follow that contour across the ground. That shows a designer the rock, the water and the buffer before planning. Up to an acre, the price starts at ₹15,000 plus GST. Our Hyderabad-resident surveyor starts at once or within one working day. The parent service page: topographic survey for Hyderabad sites.

Which features belong on a topographic survey in Hyderabad?

The shape of the ground, the rock, and the water: contours and spot levels, outcrops and boulders, nalas and drains, and the edges of any lake nearby. A drawing that leaves out the rock or the lake line hands the designer a problem that surfaces only after money is spent.

The city stands on an undulating granite plateau. Gentle valleys hold hundreds of tanks and lakes, built over centuries to catch the monsoon, and between them run nalas that carry water down towards the Musi. Most building sites are touched by at least one of these: a knob of sheet rock, a seasonal stream, or a lake within a few hundred metres.

Why do lake levels matter so much here?

Because building near a lake is controlled from its Full Tank Level (FTL), the highest level the water can reach. A buffer strip is then measured outward from that line. As commonly applied in Telangana, the buffer is 30 m for lakes of 10 hectares or more and 9 m for smaller ones. Rivers and nalas carry separate setbacks that depend on their width. Since 2024 the Hyderabad Disaster Response and Asset Protection Agency (HYDRAA) has acted against structures inside FTL and buffer limits. Buyers and builders have become far more careful as a result.

Illustration: the lake edge seen on survey day is lower than the Full Tank Level. The buffer, 30 m for lakes of 10 hectares or more, is measured outward from the FTL line. A plot that looks well clear of the water can therefore still fall inside it.

If the FTL value for a lake is available as a level, we can trace that contour on the ground and show the buffer edge on the site plan. Where a notified FTL boundary map exists, we overlay it as supplied. The notified boundary always governs, and the decision on any plot rests with the authorities. Mezux Touch works here as an independent survey contractor, and its drawing does not replace a decision by HYDRAA, HMDA or the Telangana irrigation department.

How does granite change the ground model?

It adds sudden steps the software cannot guess, and volumes that are costly to remove. We pick the outline of every outcrop and the top of large boulders, with break lines along rock faces so the digital terrain model does not smooth them away. When a design level is set, the cut and fill figures are split into soil and exposed rock wherever rock shows at the surface. Rock hidden below soil cannot be seen by any surface survey; trial pits or boreholes answer that. Where old cables and pipes also run below the plot, radar finds them (more on GPR survey in Hyderabad; minimum ₹1,00,000 per radar project).

What about nalas and flooding?

Every channel crossing or skirting the site is surveyed with its bed level, width and banks. Heavy bursts of rain in October 2020 flooded many low-lying colonies when nalas overflowed. A drawing that shows the bed, the banks and any culvert under the road lets an engineer size the site drainage and keep the required setback. We also take ground levels on the road at the gate, because a plinth below the road invites water inside.

How is the survey carried out?

DGPS control on open rock or ground, total station detail across the site, and auto-level runs where drain falls must be proven. Setting the marks is its own small job; read the questions to ask before a DGPS survey in Hyderabad. Walls, houses and boulder edges are then picked by instrument; the routine is explained in total station survey in Hyderabad for your site. Large open sites can be flown with one of our two RTK mapping drones, with ground checks by the field crew. The same control is reused for the construction layouts once the design is final.

What does a topographic survey in Hyderabad cost?

Prices start at ₹15,000 for an acre or less, then run at ₹4,000 per acre up to 10 acres. Above that the rate is ₹2,500 per acre, and a road or route strip is ₹15,000 per km. GST goes on top.

  • Up to 1 acre: from ₹15,000.
  • 1–10 acres: ₹4,000 per acre; a 7-acre layout next to a lake comes to ₹28,000.
  • Above 10 acres: ₹2,500 per acre.
  • Road or nala strip: ₹15,000 per km.

Expect the finished sheets three working days or so after the crew leaves. For land across the border in Andhra Pradesh, see topographic survey in Amaravati rates and scope. Before you talk to our team about Hyderabad, note the acreage, drop a pin, and flag any tank or nala close to the plot.

Frequently asked questions

Will your drawing settle whether we are inside a tank's buffer?

We can show the FTL contour and buffer line from supplied data; only the authorities can confirm a plot's status.

Can you show where rock will need breaking?

Yes, where rock is visible at the surface. Buried rock needs trial pits or boreholes.

Do you also check boundaries?

Boundaries go to the Private Land Surveyor in Hyderabad service, often on the same visit.

What does the finished topo sheet contain?

Levels, contours and features; our guide explains it: read: what is a topographical survey.

Can a drone survey replace the field crew?

On large open land it covers the surface quickly, but control and checks are still done on the ground.

Do you survey nalas outside the plot?

We survey the stretch that affects your site, normally up to the nearest culvert on each side.
