Private Land Surveyor in Hyderabad
Measured boundaries, rock edges and levels for Hyderabad plots, farmland and factory land, by our own crew and instruments.
Quick AnswerA land surveyor in Hyderabad fixes your plot's corners, area, rock edges and levels on the ground, then sets them against the layout plan or Bhu Bharati record. On granite ground that extra detail saves redesign later. A plot up to 1 acre starts from ₹8,000 plus GST. Details of our land survey services for Hyderabad sites are on the main page.
Why does a land surveyor in Hyderabad plan around rock?
Much of the city sits on granite, where boulders, sheet rock and abrupt slopes cut off sight lines and bury old boundary stones. A land surveyor in Hyderabad must place instrument stations with care and show heights as well as lines, or the drawing will not match what a builder finds.
Drive out towards Kokapet, Shamshabad or Medchal and you will see it: plots that look flat on a layout plan carry rock knobs higher than a person. A boundary drawn straight through one of those means heavy blasting or a redesign. We pick up the edges of the rock and add spot levels so the architect sees the real ground, not a flat rectangle.
How are Hyderabad plots measured on paper?
House plots are sold in square yards, farmland in acres and guntas. One gunta is a fortieth of an acre, which works out to 121 sq yd. Layout brochures, sale deeds and land records sometimes use different units for the same piece of land, and that is where honest confusion starts. Our area statement lists square yards, square metres, acres and guntas together. For anything else, the site has more about Land Area Converter, including the northern units some family papers still carry.
What land records will you need in Telangana?
The record of rights now sits on the Bhu Bharati portal, which replaced Dharani in April 2025. It operates under the Telangana Bhu Bharati (Record of Rights in Land) Act, 2025, and shows survey numbers, extents and holders for agricultural land. For a plot inside an approved layout, the layout plan, the site plan and your sale deed are the starting point. We read whichever applies and mark on our drawing where measured sides agree with the record and where they do not.
Correcting a record, or official demarcation of a disputed boundary, is the revenue department's work, done through the mandal and district offices. Mezux Touch is independent of the Telangana revenue department, HMDA and the city's municipal corporations, none of which has appointed it.
Which civic body is your plot under?
It may have changed recently, so check before you file anything. In February 2026 the state reorganised the enlarged Greater Hyderabad area into three corporations: GHMC, Cyberabad and Malkajgiri. Western zones such as Serilingampally and Kukatpally went to Cyberabad, and eastern zones such as Uppal and L B Nagar to Malkajgiri. Layout and building approvals across the wider metropolitan region involve HMDA. Our drawing does not change with the authority, but the cover sheet and coordinate system should suit the office you will submit to.
| Typical Hyderabad job | What we add |
|---|---|
| Open plot in a new western layout | Rock edges and spot levels |
| Farmland bought in acres and guntas | Measured boundary against survey number extent |
| Factory plot at Patancheru or Jeedimetla | Sheds, internal roads, drains and spare land |
| Campus land near Genome Valley | Large-area control by DGPS survey, then detail |
Table note: cables and pipes under the same land call for ground penetrating radar; see the details of GPR survey in Hyderabad.
What problems do we find most often?
Missing layout pegs, fences built from brochure sizes and roads narrower than the plan. Many open plots on the city's edge were bought years ago and left empty. By the time the owner returns, the corner stones have been moved by earthwork or lost, and neighbours have walled their own property boundaries from memory. Three cases keep recurring:
- A plot of the correct size that sits a few feet away from its true position, since the neighbour's wall was taken as the reference.
- A layout road built narrower than drawn, which eats into the front of every plot along it.
- A farm parcel whose extent on the record and on the ground differ, after years of field bunds being shifted.
A boundary survey finds each one, and far more cheaply before you build than after.
What will the survey cost?
A plot up to 1 acre starts from ₹8,000; each extra acre is ₹2,000; GST comes on top. Matching the boundary to the survey number papers is priced only after we have seen those papers. Any mobilisation/travel cost, if applicable, is listed separately in the quote. Take a 5-acre farm parcel off the Outer Ring Road: the measurement comes to ₹16,000, with any applicable mobilisation on top. The written quote is the figure you pay.
How quickly can a crew reach Hyderabad, and what happens then?
Work begins at once, or within 1 working day of your go-ahead, because our team member lives in Hyderabad. The finished drawing follows roughly 3 working days after fieldwork ends.
- You share the location pin, papers and purpose.
- We fix control by DGPS on open ground, then a total station survey works round the rock.
- Corners, walls, rock edges and levels are picked, and the traverse is closed on site.
- The office plots the drawing and area statement in DWG and PDF, with a KMZ for Google Earth.

Frequently asked questions
How many square yards are in a gunta?
121 sq yd. Forty guntas make one acre, which is 4,840 sq yd.
Is Dharani still the record-of-rights portal?
No. Telangana moved its record of rights to the Bhu Bharati portal in April 2025.
Can you survey a plot covered in boulders?
Yes. We place stations to see around the rock and record its edges and top levels, so your architect knows what has to be cut.
Do you work in Andhra Pradesh too?
Yes. Plots in Andhra Pradesh follow the same rate card, with any applicable mobilisation or travel cost set out in the written quote.
Will my drawing be accepted by HMDA?
Our drawing is a private survey that your architect can use in an application. What the authority requires for approval is set by the authority itself.
Can you also give a contour drawing?
Yes. On sloping, rocky land a topographic survey with a level grid and contour lines can join the same visit.
