Quick AnswerEngage a land surveyor in Bhopal and each corner of the plot gets a coordinate from a DGPS survey or a total station survey. The real area is then calculated and drawn beside your khasra and naksha. Our Bhopal-based surveyor starts immediately, and at most within 1 working day, and a single plot up to 1 acre starts from ₹8,000 plus GST. Scope and deliverables are set out under land survey services for your site.

Why call a land surveyor in Bhopal?

A land surveyor in Bhopal makes sure the plot is known on the ground, not only on paper. Corners get coordinates, and boundary, area and features go onto a scaled drawing. You can then compare what your papers say with what stands on site, before money changes hands or a wall goes up.

Bhopal enquiries come from three kinds of client. Buyers want a plot checked ahead of registry, owners are about to raise a boundary wall, and families think the fence next door has crossed their property boundaries. The drawing we hand over can be read by a bank, an architect or a lawyer, and the coordinate list lets anyone find the same corners again years later. Deciding who owns a disputed strip is not our job; that stays with the revenue officers and courts.

How do Madhya Pradesh revenue records fit with a private survey?

Think of the khasra and naksha as the claim and our measurement as the reality on site. In Madhya Pradesh both matter, and they are most useful read side by side. Land records for the state can be looked up on the MP Bhulekh portal, which carries the khasra, the B-1 extract and the village map (naksha). When a boundary is contested, official demarcation (seemankan) is a revenue matter handled through the tehsil under the Madhya Pradesh Land Revenue Code, 1959.

A private measurement made before you apply helps you walk in knowing which side is short and by roughly how much. We work independently: Mezux Touch has no appointment from the MP revenue department, Bhopal Municipal Corporation or the Bhopal Development Authority (BDA).

Which parts of Bhopal keep our crews busiest?

Fringe colonies, industrial plots and roadside frontages where the city is changing fastest.

  • Kolar Road, Narmadapuram (Hoshangabad) Road and the Ayodhya Bypass side: farmland cut into colony plots, where old field bunds no longer mark anything.
  • Govindpura and Mandideep: Govindpura sits inside the city, Mandideep lies to the south-east in Raisen district. Owners want sheds, internal roads and spare land drawn before they expand.
  • Plots near Bada Talab (the Upper Lake): buyers ask how far the plot sits from the lake's full tank level line, since building rules near the lake are stricter.
  • Along the Metro: the priority corridor between AIIMS and Subhash Nagar opened to passengers in December 2025, and owners on the route want their frontage measured against the road edge.

Does Bhopal's black soil and rock change the field work?

Yes. The city is built over hills and hollows, so heights matter, and black soil moves enough to shift a careless boundary mark. Bhopal's black cotton soil swells through the monsoon, then by May it has split into wide cracks. A peg tapped a few inches into it will not stay put. Corner marks therefore go into concrete set below the crack zone, or are tied to permanent features nearby. On the rocky ridges, such as the slopes around Shyamla Hills, a drilled steel pin holds better than any dug pillar.

Sloping plots also need levels as well as lines. When an architect will design on the site, a topographic survey with spot heights and contour lines is done on the same visit, so no second crew is needed.

Typical workPlot checks before registry, wall lines, farm parcels, factory layouts
Kit usedSatellite receivers in the open; a total station under trees or beside buildings

StartStraight away, or one working day after you say yes
Drawing readyNormally 3 working days after the field visit

Table note: if buried cables or pipes may cross the plot, ground penetrating radar will find them before you dig foundations; see GPR survey in Bhopal.

What does a Bhopal land survey cost?

A single plot up to 1 acre starts from ₹8,000, and every extra acre adds ₹2,000, with GST charged on top.

  • Plot or boundary survey up to 1 acre: from ₹8,000
  • Each additional acre: ₹2,000
  • Demarcation matched to the khasra map and other revenue papers: priced once we have seen them
  • Mobilisation/travel, if applicable: shown as its own line in the quote

A 3-acre farmhouse plot on the edge of the city therefore comes to ₹12,000 for the measurement, plus any applicable mobilisation. No peg goes in until the written quote has fixed your price.

What do we need from you first?

Where the land is, what papers you have, and why the drawing is wanted.

  • A KMZ file or a pin dropped in Google Maps
  • Any khasra number, B-1 extract or naksha copy you hold
  • The registry, allotment letter or site plan giving the plot's sides
  • Why you need it: buying, a wall, a loan, a dispute or a building plan

Where the registry speaks of hectares or square feet and the seller talks in bigha, convert bigha, gaj and acre before deciding who is right. Once those papers are to hand, send us your Bhopal site details; one of our engineers comes back with the scope and a price.

Who comes to the site, and from where?

A Bhopal resident on the Mezux payroll, using instruments the company owns. The company has measured land since 2003 with its own four DGPS pairs and six total stations, and it never hands a Bhopal plot to an outside firm. Our other work in and around the city is listed in what we do: survey coverage in Bhopal.

If you are comparing several surveyors, our blog post with details on How to Choose a Land Surveyor lists the points to check.

Frequently asked questions

Is your drawing accepted as official seemankan in Madhya Pradesh?

No. In Madhya Pradesh seemankan stays with the tehsil and its revenue staff. Our measured drawing helps you prepare that application and check the result.

Can you survey a plot in Mandideep or Sehore as well?

Yes. We cover the wider Bhopal area, including Mandideep in Raisen district and Sehore. Our Bhopal surveyor covers both, and any mobilisation or travel charge that applies is itemised.

How long does a Bhopal plot take on site?

One field day is normally enough for a plot of one or two acres. Large farm plots or rocky, sloping land can take longer.

My papers give area in hectares but the seller says bigha. Which is right?

Both can be right if converted properly. Because a bigha is not the same size from one state to the next, our drawing gives hectares, acres, square feet and square metres so nobody is misled.

Do you also work in Chhattisgarh?

Yes. Raipur and the districts around it have their own page: land surveyor in Raipur.

Will you put pillars at the corners?

Yes, if you ask. In black soil we set marks in concrete below the crack zone so they do not move after the first monsoon.
