When should you call a land surveyor in Lucknow?

Call a land surveyor in Lucknow before paying for a plot or raising a boundary wall, and as soon as a neighbour's construction seems to cross your property boundaries. A measured drawing with fixed corner coordinates is the cheapest protection against a dispute that takes years to settle.

Two kinds of client need one most. Families buying in the new colonies along Sultanpur Road, Kanpur Road and the Shaheed Path belt want to know the plot exists where the dealer says it does. Owners of older plots in places like Gomti Nagar or Aliganj want exact dimensions before they rebuild, since walls and lanes have shifted over decades.

What do UP land records show, and what do they leave out?

They show ownership and the plot's place in the village map, but not a precise position on the ground. In Uttar Pradesh the khatauni (record of rights) and khasra details can be viewed on the state's UP Bhulekh portal, and the village map shows how fields fit together. At the scale of an old cadastral sheet, though, a single pencil line hides metres of ground.

That is why a field measurement matters even when the papers are clean. If a boundary is disputed, official demarcation runs through the revenue system. Section 24 of the Uttar Pradesh Revenue Code, 2006 hands such disputes to the Sub-Divisional Officer, whose lekhpal and revenue inspector carry out the measuring. Does flat Gomti ground make surveying easy?

Flat ground makes the field work quick, but it makes small level differences matter more. Lucknow sits on the soft alluvium of the Gomti plain. Open plots give a DGPS survey a clear sky, so a crew often finishes a residential plot in a morning. On near-flat land, however, a 15 cm dip decides where rainwater collects, and near the river the groundwater can sit close to the surface. We add spot levels whenever a plinth or drain is being planned, and we set corner pillars in concrete, because loose alluvium lets plain pegs shift.

Bigha, biswa or square feet?
