Private Land Surveyor in Amaravati
Fields, house sites and returnable plots measured on the ground and read against Adangal, 1-B and the FMB, with extent given in acres and cents.
Quick AnswerBefore paying an advance on Guntur farmland, get a private land surveyor in Amaravati to walk the bunds and peg the corners. The surveyor compares them with the Adangal, ROR 1-B and FMB sketch or LP map. You receive each side length plus the extent in acres, cents and square yards. Pooled capital plots are matched to their APCRDA allotment instead. Learn when you need land survey services.
Why would a family hire a private land surveyor in Amaravati?
To learn what the land measures today and how that compares with Adangal, 1-B and the field sketch. You receive a signed sheet giving each side, the corner coordinates and the extent in acres, cents and square metres. Typical moments are a purchase on the edge of the capital, the first footing on a returnable plot, or brothers splitting an inheritance. Another is a bund that has crept since the two households last agreed on it.
Which papers matter in Andhra Pradesh?
Mainly three revenue records, plus the deed and, for capital plots, the APCRDA allotment.
- Adangal, the village account for a survey number, also called pahani, with extent, holder and cultivation.
- ROR 1-B, the record of rights arranged by khata, listing each survey number and extent a holder has.
- FMB sketch or LP map, the field measurement book drawing of the parcel with its boundary lengths.
Both the Adangal and the 1-B are open to the public on Meebhoomi, the state land-records website. For land pooled into the capital, the old survey number no longer tells the full story. The plot allotment and the APCRDA layout become the reference, and we survey against those.
Survey number or LP number?
In villages already covered by the state's resurvey, parcels now carry a land parcel (LP) number with a fresh map. The portal accepts it in place of the old survey number. That resurvey started in December 2020, backed by 70 permanent satellite reference stations spread over the state. Older sale deeds still quote survey and subdivision numbers, so our report lists both where we can trace them and flags any parcel whose map and deed do not agree.
Acres, cents or square yards?
Farmland here is sold in acres and cents, while house plots are mostly quoted in square yards. A hundred cents make an acre, and each cent equals 435.6 sq ft. With land near the capital priced as it is, even a cent or two counts, so the sheet shows the extent in every one of these units.
Sellers sometimes talk in guntas or square metres instead; the Mezux land area converter handles that.
Private survey or government demarcation?
You may want both. A private boundary survey shows quickly where your property boundaries fall. The official version needs an application at the tahsildar's office or the village secretariat, after which revenue survey staff do the demarcation. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Andhra Pradesh revenue department or APCRDA. Owners who have measured privately beforehand walk into the official visit knowing the likely outcome, and can test it later.
Open-field corners get GNSS fixes, and DGPS survey in Amaravati rates and scope has the details. In Tadepalli or Mangalagiri, boundaries often run beside compound walls, palms and houses, and an optical instrument takes over (who to call for total station survey in Amaravati).
How does a field visit in the capital region run?
It starts with a walk round the boundary with the owner, or someone who knows the land, and any neighbours willing to join; measurement follows.
- Old stones, bund corners and any pillars still standing are located first.
- The crew fixes control near the field and measures every corner and bend in the bund.
- Measured lengths are compared with the FMB or LP map on site, so obvious gaps are discussed while everyone is present.
- Agreed or missing corners are pegged, and photographs of each peg go into the report.
Anyone eyeing fields in the seven villages tipped for a second round of pooling should do this before an advance changes hands. After generations of partitions and sales, deed extents and real bunds rarely match exactly.

What does it cost to hire a land surveyor in Amaravati?
Budget ₹8,000 if the parcel is an acre or less and ₹2,000 more per additional acre. Where corners must be rebuilt from Adangal and FMB entries, the fee is set only after the documents have been studied.
- Plot up to 1 acre: from ₹8,000.
- Each extra acre: ₹2,000.
- Corners rebuilt from Adangal, 1-B and FMB: fee fixed once the papers are read.
- Mobilisation or travel, if applicable: one sum in the written quote.
GST is extra; the written quote is the final amount for your land. Because one of our team lives in the capital region, the surveyor can be with you immediately or within one working day of confirmation. Frequently asked questions
Our returnable plot came through the pooling scheme. Is it handled differently?
Yes: the reference is the APCRDA layout and allotment, not the old survey number, and any mismatch between existing pegs and that drawing is shown.
Do I need levels too before building?
If the plot must be raised or drained, yes; read about booking a topographic survey in Amaravati.
What is an FMB sketch?
The field measurement book drawing of a survey number, showing its shape and boundary lengths as recorded.
Will your drawing be accepted in court?
It is a professional survey record that advocates often use, but the court or revenue office decides what weight to give it.
I also own land in Telangana. Can that be surveyed?
Yes, though the papers there follow Telangana's own system. Useful background: questions to ask before a land surveyor in Hyderabad.
What if the field is under crop?
In most cases we can walk the bunds and fix corners without harm, but a harvested field gives cleaner results.
