Private Land Surveyor in Chandigarh
Sector plots, village land and periphery fields across Chandigarh, Mohali and Panchkula, measured and pegged with area in kanal and marla.
Quick AnswerA private land surveyor in Chandigarh measures your plot or field, checks it against the allotment plan, jamabandi or village map, and marks the corners. You get a dimensioned drawing with the area in sq m, kanal and marla. Our tricity surveyor lives here, so a Sector 8 house, a Mohali plot or a Panchkula field is measured within hours of your yes, one working day at most. A mobilisation or travel charge, if it arises, is listed separately. Scope and method are under land survey services for your site.
What does a private land surveyor in Chandigarh do?
For a sector house, a GMADA plot or a field near the foothills, a private land surveyor in Chandigarh takes its true shape and sets it beside the governing record. That may be the allotment plan, the jamabandi or the village map. The corners are pegged, and the drawing gives every side length and the area in sq m, kanal and marla. The same crew covers the whole tricity. A family with a Chandigarh sector house, a Mohali plot and farmland near Panchkula can have all three measured on one trip.
Why does the tricity need three different approaches?
Because Chandigarh, Mohali and Panchkula sit under three different governments, and their land is recorded differently.
- Chandigarh (Union Territory): sector plots were allotted by the administration with exact dimensions, and their files sit with the Estate Office. Here the job is mostly checking a building, wall or extension against the sanctioned plot lines. Villages inside the UT, such as Mani Majra, Dhanas or Maloya, still carry revenue records.
- Mohali (Punjab): GMADA sectors follow allotment plans; farmland and village land around them is recorded in the Punjab jamabandi, the backbone of Punjab's land records.
- Panchkula (Haryana): HSVP sectors follow allotment plans; farmland is recorded in the Haryana jamabandi, and official demarcation (nishandehi) is a revenue process.
Around all three runs the periphery controlled under the Punjab New Capital (Periphery) Control Act, 1952. Buyers there want to know exactly where their land lies before any plan is made. Mezux Touch is an independent contractor with no formal role at the Chandigarh Administration, GMADA or HSVP.
Does Chandigarh's sector grid make the survey easier?
Inside the sectors, yes. Le Corbusier cut the city into rectangles about 800 m by 1,200 m, edged by straight arterial roads, and every plot inside was laid out to a drawn site plan. A clear grid gives plenty of reference points, so a house or commercial plot can be checked in a few hours. The harder jobs are on the edges: village abadis, farmland along the choes, and land in the periphery, where boundaries follow old fields, not a planner's grid.
Which jobs come up most in the tricity?
- Extensions in older sectors: owners adding a floor or a room want proof that the new work stays inside the property boundaries before they apply.
- Farmland in the periphery: buyers of land between Mohali, Kharar and Zirakpur, or near the Panchkula foothills, want the seller's field matched with the jamabandi and village map.
- Family division: shares of an inherited holding pegged on the ground before the papers are made.
- Industrial plots: sheds in Industrial Area Phase I and II or Mohali's industrial sectors, measured for a lease renewal, a bank loan or a new bay.
How is the area of an uneven field worked out?
By splitting the measured shape into triangles, adding their areas and converting the total into the local units. Tricity farmers and brokers talk in kanal and marla, with 20 marla to the kanal, 272.25 sq ft to the marla and 8 kanal to the acre.
Our software does this from the corner coordinates, but the drawing always shows the total in square metres alongside kanal–marla, so anyone can check it. Bigha, square yards and other units can be compared when you check the plot size in other units on our converter.
What is the ground like near the Shivalik foothills?
Gravelly and full of boulders towards the hills, softer towards the south. Chandigarh sits on the outwash of the Shivalik foothills, crossed by seasonal streams called choes. Near the hills, pegs cannot be hammered in, so we drill for steel pins or cast small concrete markers. Along the choes, banks shift after heavy monsoons, which is one reason old field boundaries no longer match the map. Tree cover in the older sectors is thick, so corners under the canopy come from a total station survey off control fixed by a DGPS survey in the open.

| Corner markers | Drilled steel pins or cast concrete blocks, each photographed |

| Hand-over | DWG and PDF drawing, coordinate list and KMZ, normally three working days after the field visit |
Table note: before a boundary wall foundation is dug, ground penetrating radar can rule out buried cables and pipes; read about GPR survey in Chandigarh.
What lead time should Chandigarh clients expect?
Field work begins straight away, or no later than 1 working day after your go-ahead. A Mezux surveyor is based in the tricity itself, so nobody waits on a drive up the Ambala road. Any travel or mobilisation charge would appear on its own line. Bundling several plots across the tricity into one visit keeps that line low per plot. Earlier jobs around the tricity are listed on survey coverage in Chandigarh at a glance.
How is a Chandigarh land survey priced?
Our rates do not change from state to state; distance affects nothing but the mobilisation/travel line, where one applies.
- Plot up to 1 acre: from ₹8,000.
- Larger land: ₹2,000 per extra acre.
- Fields fixed from jamabandi and village map records: price given once we have read the papers.
- Mobilisation or travel, where it applies: printed on its own line.
GST is extra, and the figure on your written quote is the one you pay. Request a site visit for Chandigarh by sending the sector and plot number, or the village and khasra number, with photos of the papers. Still choosing between firms? Read the Mezux guide: How to Choose a Land Surveyor.
Frequently asked questions
Can you check whether my house extension is within the plot lines?
Yes. This boundary survey measures the building and compares it with the plot dimensions on your allotment plan, then marks any overlap on the drawing.
What does one kanal come to in marla and square feet?
Twenty marla. Multiply by 272.25 sq ft each and a kanal equals 5,445 sq ft; eight of them add up to an acre.
Can you carry out official nishandehi?
No. Official demarcation is a revenue department process. Our survey shows the likely result and helps you check the official measurement.
Do you work in the periphery villages?
Yes, across the tricity periphery in Punjab and Haryana, using the jamabandi and village map for each village.
When will the drawing reach me?
Expect it by email, as PDF and DWG, about three working days after the crew leaves.
What if the field is on a choe bank?
We measure the present bank and the record line, and show both, so you can see how much the bank has moved. Where the slope matters for building, a topographic survey adds contour lines on the same trip.
