Private Land Surveyor in Shimla
Terraced hill holdings walked, measured and laid over the musavi, jamabandi and tatima, ahead of a purchase, a build or a demarcation request.
Quick AnswerBefore money changes hands on a hill holding, a private land surveyor in Shimla can walk its terraces and fit them onto the musavi sheet. The terraces are then read against the jamabandi and any tatima. The single drawing that results carries walls, paths and khasra lines, with the area given both in bigha–biswa and in square metres. Plots up to 1 acre start from ₹8,000 plus GST and any applicable travel. Background: land survey services for your site.
Papers versus ground: the job of a private land surveyor in Shimla
Your holding is measured exactly as it lies today, then fitted over the village map and the record of rights. One sheet then reveals whether each wall, path and house falls inside the khasra numbers you hold or strays beyond them.
On hill land that comparison counts for more than almost anywhere, which is why owners here call in a private land surveyor in Shimla. Fields and plots in the Shimla hills are small, terraced and irregular, and many property boundaries follow a wall or a path that has moved over the years. The area on paper is often measured on the flat, while the ground itself is steep. A drawing that shows both the papers and the ground lets you buy, build or settle a dispute with the facts in front of you. The wider method, not specific to the hills, is covered under land survey services for your site.
Which land records do we ask you for?
The latest jamabandi for the khasra numbers, the musavi (village map) sheet that shows them, and the tatima if a number has been subdivided. Think of the jamabandi as the record of rights, naming who owns and who occupies each khasra and how large it is. The musavi is the settlement map from which measurement starts. A tatima is a sketch prepared when a khasra number is split or a portion is shown separately.
- Jamabandi copy for your khasra numbers and the ones next to them.
- Musavi sheet, or at least a clear photo of the part around your land.
- Tatima and mutation entries if the number has been divided.
- Sale deed and any earlier boundary report from the tehsil.
How does official demarcation work in Himachal Pradesh?
In Himachal the formal route runs under Section 107 of the Himachal Pradesh Land Revenue Act, 1954. You apply before the Assistant Collector, and revenue staff such as the field kanungo normally do the measuring. The state's instructions ask the demarcating officer to start from three fixed points, undisturbed since the last settlement and agreed by the parties. The boundary is measured from them.
Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Himachal Pradesh Revenue Department. Our survey does not replace the official process. Instead it hands you the facts in advance. It shows the true run of your walls, the measured area beside the jamabandi figure, and the old marks that still agree with the map. Many owners use that to decide whether to apply at all, and to follow the official measurement on the day.
Bigha, biswa or square metre?
Locals reckon hill land in bigha and biswa, twenty biswa making one bigha, and around Shimla a bigha means roughly 809 square metres, a fifth of an acre. That is not the Punjab or Haryana bigha, and some old entries used yet another local unit, which is why square metres and hectares always appear on our sheet too.
Slope adds a second wrinkle. Revenue areas are horizontal areas, as if the land were pressed flat on the map. Run a tape down a steep bench and you will always get more than the record shows. Our drawing gives the horizontal area, which is the one to compare with the jamabandi, and notes the average slope so the difference makes sense. Units used elsewhere in India sit in the converter under state-wise bigha and biswa values.

Which instruments suit a terraced hill boundary?
We use a pair of tools: receivers where the sky is open, and an optical instrument along the benches. Marks fixed from satellites are described on what a DGPS survey in Shimla costs. Corners tucked under oaks or against walls are taken as set out in the total station survey in Shimla process step by step. Towns our local team also covers are named on our survey coverage in Shimla details page.
What does a boundary survey in Shimla cost?
From ₹8,000 per plot up to 1 acre and ₹2,000 per extra acre; boundary fixing against the revenue record is priced after we see the papers.
- Plot up to 1 acre: from ₹8,000.

GST extra. Land purchase in Himachal by non-agriculturists needs state permission under Section 118 of the HP Tenancy and Land Reforms Act. Frequently asked questions
Can your drawing stand in for a tehsil demarcation?
No. Only revenue officials can demarcate, once you have applied; our work readies you for that day and helps you check what they find.
My terraces measure larger than the record. Why?
Often because the record area is on the flat while the ground slopes, or because walls have moved. The drawing shows both figures and explains the gap.
Do I need contours as well?
Only if a building is planned; then add a topographic survey in Shimla to the same booking.
Can you survey land in Chandigarh too?
Yes, though the records follow another pattern there; read Private Land Surveyor in Chandigarh.
What if a neighbour objects?
Each side's claimed line is surveyed and both are plotted, so the gap between them is plain to all.
How are corners marked on a slope?
With concrete pillars on soil or drilled steel pins on rock, each numbered on the drawing.
