Private Land Surveyor in Imphal for Patta and Dag Checks
Valley holdings walked, measured and set against their jamabandi entry, village field map and dag chitha.
Quick AnswerBring in a land surveyor in Imphal and every bend of your holding is fixed by satellite or tripod instrument. The measured outline is then overlaid on the village field map for your patta and dag, with any mismatch given in metres. A holding up to 1 acre starts from ₹8,000, with ₹2,000 per extra acre, plus GST, with travel, if any, noted in the written quote. Wider detail appears on our land survey services for Imphal sites page.
What exactly is a land surveyor in Imphal checking?
Whether the plot you can walk round agrees with the revenue papers. A land surveyor in Imphal gives every corner a coordinate, computes the real area, and places that outline over the field map sheet covering your patta and dag.
Valley families call us ahead of a purchase, before a compound wall goes up or when a lender asks for a measured plan. Others ring after a neighbouring bamboo fence appears to have crept. In each case a boundary survey settles the property boundaries on the ground before money or concrete is committed. Our sheet reports what is physically there; ownership and disputes remain matters for revenue officers and the courts.
Which land records apply in the Imphal valley?
Across Imphal East, Imphal West and the other valley districts, the main document is the Record of Rights, known locally as the jamabandi. It is read together with the dag chitha and the field map. A patta number identifies the landholding account and a dag number identifies each plot within the village. Circle offices hold these registers village by village, and a duplicate sits with the Deputy Commissioner or Sub-Divisional Officer. Anyone can search the Record of Rights on Loucha Pathap, Manipur's land-records portal, using district, circle, village, patta and dag.
The legal basis is the Manipur Land Revenue and Land Reforms Act, 1960, applicable in the valley. Land in the hill districts follows different, largely customary arrangements and is not on that portal, so for hill land we ask the owner which papers apply before quoting. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Manipur revenue department or the Imphal Municipal Corporation.
How is the ground compared with the field map?
We measure the holding as it stands, then lay the field map of the relevant dags over it and show every difference in metres.
Satellite pegs set in open ground anchor the job, a step covered under DGPS survey in Imphal rates and scope. Wherever a house, bamboo clump or tree screens a corner, the tripod instrument takes it. Our list of questions to ask before a total station survey in Imphal goes into that. Valley field maps were plotted at coarse scales and traced again and again, which is why an offset of a few metres turns up so often. A drawing that shows the shift plainly is far more use than one that quietly forces the two to fit.
Pari, sangam, hectare: which unit is right?
All of them, once converted properly. Official records give area in hectares, while in conversation many families still speak of pari and sangam. A pari is about one hectare, or roughly 2.47 acres, and a sangam is a quarter of a pari, about 0.62 acre. Smaller plots in the city change hands by the square foot. Areas on our sheet appear four ways, metric and imperial, with pari and sangam added for families who still reckon in them. For any other unit, our free converter lets you see the area in sq ft, gaj and acre.
What if a neighbour disagrees on the line?
Both versions of the line get measured and drawn together; we favour neither. Each party can point out the marks they rely on, an old post, a bund, a hedge, and we fix every one with coordinates. The site plan then shows the strip in question with its width and area. That is often enough to start a calm conversation, or to take to the circle office if it is not.

How much does a land survey in Imphal cost?
From ₹8,000 for a holding up to 1 acre, plus ₹2,000 for each extra acre. If the line has to be reconstructed from revenue papers, we price it once those papers are in front of us. GST is extra, and any travel cost that applies is written into the quote. Two acres thus cost ₹10,000 including the plan, while one pari, near 2.47 acres, works out at roughly ₹10,940. The amount in the signed quote is what you pay. If you are weighing up more than one firm, see How to Choose a Land Surveyor, a short post on our blog, before deciding. Once you are happy, request a site visit for Imphal using the form; general reading is grouped under land survey services for Imphal sites.
Frequently asked questions
Does your sheet count as government demarcation?
No. Only circle-office revenue staff can demarcate officially. What we supply readies you for their visit and gives you a yardstick to test their result against.
Can you survey land in the hill districts?
Yes, but the records there are different. Tell us which papers you hold and we will explain what can be compared.
What is a dag number?
The number given to a single plot in a village’s field map and record. A patta number identifies the holding account.
I also need levels for building. Can you add them?
Our crew can level the plot on that visit; see what a topographic survey in Imphal costs.
Do you work in Nagaland too?
Yes. See Private Land Surveyor in Kohima.
Will you place corner pillars?
Yes, on request. On soft valley clay they are set deeper so they do not tilt.
