Land survey — Nagaland
Private Land Surveyor in Kohima for Customary Holdings
Naga holdings traced on foot with the owner and every neighbour, each turn in the line coordinated and the flat-plane area worked out.
Quick AnswerBooking a private land surveyor in Kohima means a walk round your line with you and those next door. Each bend, stone and stream crossing gets a coordinate, and a measured sheet gives side lengths and plan area. Plenty of customary holdings have never been mapped at large scale, so that sheet may be the first true record. A Mezux surveyor lives in Kohima, so a visit follows at once or within one working day of your yes, with any travel cost shown in the quote. Also read land survey services for Kohima sites.
How is land held around Kohima?
Much of it under Naga customary practice, by individuals, clans or villages, with Article 371A of the Constitution protecting that system. Under that article, a parliamentary Act touching Naga customary law, or land ownership, transfer and resources, reaches Nagaland only if the state Legislative Assembly resolves that it should. Village councils play a large part in recognising holdings and settling disputes. Government survey work and record keeping fall to the state's Directorate of Land Records and Survey and its district Land Records and Survey Officers. Revenue matters are handled through the Deputy Commissioner's office and Revenue Officers at Kohima and Dimapur.
For a buyer or builder, the paper that proves a holding varies from case to case. The boundary on the ground often matters more than any map, which is why a boundary survey comes first.
How does a private land surveyor in Kohima spend the site day?
On foot along the line with the owner and adjoining families, coordinating each bend and marker, before the office turns it into a sheet showing area and all side lengths. Boundaries here commonly follow ridge lines, streams, old stones, walls or rows of trees. Where a holding has never been mapped at a large scale, that walk is the first accurate record of its shape. A land surveyor in Kohima also has to judge which features are permanent: a stream can shift its bed, but a ridge or a set stone will not.
The drawing lists who was present, shows each feature the line follows and includes photographs of stones and pillars. It is a technical record to take to the village council, the district office or your lawyer; it does not grant or confirm ownership. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Government of Nagaland or any village council.
Can a holding be divided among family members?
Yes. With the outer line fixed, whatever split the family has agreed is pegged on the ground and then pillared. We first work out the total plan area, then place each internal line so that the shares match what the family has decided, whether equal or not. Access is adjusted so that no share is left without a path to the road. The new property boundaries are then pegged and drawn on a site plan for the family. The family checks the pegs on site before pillars are cast. Each share then receives its own sheet with its area, side lengths and corner coordinates, which keeps later sales or building approvals simple.
Which units and areas will the drawing give?
Plots come out in square metres and square feet, bigger holdings in acres or hectares too, each figure taken on the level, not over the hump of the slope. On a slope that plan area is smaller than a figure taped along the ground, so expect a difference if an older estimate was paced or taped. Which tools does the crew use on the boundary?
GNSS where the ground is open; the optical instrument once trees or houses close in. On bare ridges the corners are coordinated by satellite, so that is when you need a DGPS survey in Kohima before anything else. Down a stream in a wooded gully the work switches to angles and distances, as set out in how our total station survey in Kohima works. Before you buy land in Kohima
Have the boundary walked and measured before you pay, and take legal advice on whether the transfer is permitted. Rules on who may hold land, and how, come from state law and custom, not from any survey. Collect whatever papers the seller has, and pick a walk date that suits the families on every side. A line they accept in person outweighs any plan drawn in their absence.

Frequently asked questions
Is your sheet proof of title?
No. It records the boundary shown and agreed on site; ownership is a matter for the village council, the district office or the courts.
Can neighbours be present?
We encourage it. Their names go on the drawing, and points they dispute are marked as such.
Do you also work in Manipur?
We do; start with our land surveyor in Imphal page.
I want to build after buying. What else do I need?
A contour drawing in most cases; see Mezux topographic survey in Kohima.
Can a boundary along a stream be fixed exactly?
We survey the line agreed on site, often the stream centre, and note it on the drawing.
Do you pillar the corners?
Yes, at the corners the owners agree, with photos and coordinates for each.
