Quick AnswerA land surveyor in Dehradun walks and measures your plot, then compares it with its khatauni entry, khasra number and Bhu Naksha sheet. The result is reported as horizontal area, which on hill ground always comes out below what a tape stretched down the slope implies. A plot up to 1 acre starts from ₹8,000 plus GST, with any travel cost, if applicable, stated in the written quote. Our overview: land survey services for Dehradun sites.

What can a Dehradun plot survey settle before a sale or a build?

It shows on the ground which khasra you are standing on, how large it is and whether its edges match the village map. In a valley where farmland, orchards and hillside plots change hands fast, those three answers are worth having before money moves.

The most common calls come from families buying a plot carved out of a larger holding and from owners who want a wall built on the correct line. Purchasers of hill plots also call when they doubt that the advertised area was ever reduced to the horizontal. We also measure for heirs dividing a field, and for banks that want a sketch matching the papers.

Which land records cover a plot in Uttarakhand?

The khatauni, the khasra (also called gata) number and the village map, known as the Bhu Naksha. The khatauni lists who holds each khata and which khasra numbers it contains, with their areas. The map shows each khasra's shape and its neighbours. Uttarakhand's Bhulekh site (bhulekh.uk.gov.in) shows these land records online, while attested copies are issued at the tehsil office. We ask for the khasra number, the village and the tehsil beforehand, so the right sheet is open when our surveyor reaches the plot.

Does the 2025 land law affect your purchase?

It may, if you live outside the state and the land is agricultural. In 2025 Uttarakhand barred non-residents from buying agricultural and horticultural land in 11 of its 13 districts. Only Haridwar and Udham Singh Nagar were left out, so Dehradun district is covered. Land inside municipal limits must also be used for its designated purpose. Whether a deal is allowed is a question for your lawyer. What a survey adds is certainty about which khasra the field belongs to, what its recorded use is, and whether the area on offer matches the record.

Why does a hillside plot measure smaller on the map?

Because maps and records show horizontal area, while a tape laid on a slope measures the longer sloping surface.

Ground (slope) distance vs map (horizontal) distance20°tape along the ground: 50.00 mhorizontal, as on the map: 46.98 mrise17.10 mA 50 m by 30 m field on this slope covers about 1,409 sq m of map area, not 1,500.
Illustration: revenue maps and survey drawings show horizontal area. On a 20° slope a 50 m tape covers only 46.98 m of map distance (50 × cos 20°), so taping along the ground overstates the area by about 6%.

On gentle valley land the difference is small. On a 20° hillside it is about 6%, which is a real sum at Dehradun prices. Our site plan always gives horizontal area, and we note the average slope so the seller's figure can be understood.

Bigha, nali or square metre?

Valley deeds often use bigha and biswa; hill villages often use nali. Neither unit has one fixed size, so our figures are given in sq m, hectares, acres and sq ft. If a deed states a local unit, tell us the value the parties used and we add that figure as well, clearly labelled. For quick conversions between the standard units, use our details on Land Area Converter, keeping in mind that local units vary.

How does the survey run?

Papers first, then control, then the boundary, then the comparison.

  1. We read the khatauni, khasra details and map, and any sale deed sketch.
  2. Satellite marks go in on clear ground; how our DGPS survey in Dehradun works explains the method.
  3. Shaded corners and walls tucked against a bank are picked up by instrument, following the total station survey in Dehradun process step by step.
  4. The measured boundary is laid over the map, and every difference or encroachment is drawn and dimensioned.
  5. Pillars or pins are fixed on the property boundaries if you want them.

Official demarcation is carried out by the tehsil's revenue officials once you apply, and theirs is the only measurement a dispute formally rests on. Mezux Touch acts as an independent survey contractor; the decision stays with the Uttarakhand revenue department or the MDDA. What we provide is a private boundary survey as a cross-check and a clear picture to take into that procedure.

What does it cost, and how soon?

From ₹8,000 for a plot up to 1 acre and ₹2,000 per extra acre; demarcation against khasra records is priced after we see the papers. GST is extra, and a mobilisation charge appears in the quote only where it applies. One of our surveyors works from Dehradun itself. A plot in Clement Town or along Sahastradhara Road is therefore visited at once or by the next working day after you confirm. Frequently asked questions

Will you confirm whether my purchase is legal?

No. Eligibility under the state's land law is a legal question for your lawyer. We confirm the khasra, its recorded use and its measured area.

Will your survey show slopes and levels too?

Spot heights come as standard. Full-plot contours are a separate job; see booking a topographic survey in Dehradun.

Is a nali the same everywhere in the hills?

No. Values quoted locally differ, which is why our drawings give standard units and label any local figure separately.

Do you cover Himachal Pradesh too?

Yes. A similar hill-state example is what a land surveyor in Shimla costs.

Can you work on land with a pending boundary case?

Yes. Each side's claimed boundary is surveyed and drawn on a single sheet, while the ruling remains the revenue court's.

How many days does the site work need?

Plot measurement on a small valley plot takes half a day. A hillside holding of a few acres can take two days or more.
