Land Surveyors in Pune for 7/12 and Property Card Checks
Fields, gaothan plots and MIDC land around Pune, walked, measured and set beside the 7/12, the 8A or the property card.
Quick AnswerOur land surveyors in Pune take the real dimensions of your field or plot and check them against the 7/12 and 8A, the village map or the property card. Area is stated as hectare-are, guntha and acre. A Mezux team member lives in Pune and works from home there. A plot up to 1 acre starts from ₹8,000 plus GST, with any travel cost, if applicable, shown in the quote. To understand the method, learn about land survey services.
What do land surveyors in Pune check for you?
A sound plot measurement records the ground as it lies and locates its gat or survey number on the village sheet. The surveyed area is then weighed against the satbara or property card entry. They then show any shortfall, overlap or encroachment on a drawing that a lawyer, bank or buyer can read.
Enquiries from around Pune fall into four kinds. People buying fields on the fringe of the metro region need proof that the gat on the documents matches the land they were shown. Owners of plots in older villages now absorbed by the city want their property boundaries fixed before a wall goes up. Industrial buyers around Chakan and Ranjangaon need a measured plot plan before design starts. Heirs dividing a holding need each share drawn and sized.
Which record covers your Pune land: the 7/12 or a property card?
Agricultural and village land is described on the 7/12 extract; built-up land in city survey areas on a property card. The 7/12, or satbara, combines two village forms: Form VII records the holder, the survey or gat number, the area and rights over the land, and Form XII records cultivation. The 8A extract lists all the holdings of one account in the village, and mutation entries show how ownership changed over time. In many villages, consolidation of holdings replaced old survey numbers with gat numbers, so older deeds may quote a number that no longer appears.
Inside city survey limits, land is recorded under a CTS number on a property card instead. Maharashtra's Mahabhumi portal shows both types of record online. We ask for the extract, the latest mutation entries and any sale-deed sketch before the site visit.
How is the area on a 7/12 read?
As hectares and ares, marked H and R, where each are equals 100 sq m; 81 ares therefore comes to a little over 2 acres. Buyers and brokers in Pune, however, talk in guntha and acres, with 40 guntha to the acre.
Our site plan gives the measured area in all of these: hectare-are as on the record, guntha, acre, square metres and square feet. For other conversions, read: Land Area Converter.
Government mojani or a private survey?
Only a government measurement (mojani) by the official survey office changes or settles the record. A private boundary survey tells you in advance what that measurement is likely to find. Applications for mojani are made online through the department's e-Mojani system, at one of three priority levels, from ordinary to the fastest. The taluka or city survey office carries them out, and the head office for this work, under the Settlement Commissioner and Director of Land Records, is itself in Pune.
Mezux Touch measures as an independent survey contractor, and official decisions stay with the state survey offices, PMC, PCMC or PMRDA. What we offer is speed and an independent check: you see the likely boundary before you buy or file, and you have a measured basis to question an official result. The list on what you receive from a land demarcation covers the boundary handover. Pune clients comparing several firms can also read our note on How to Choose a Land Surveyor.
Which planning authority covers the plot?
Pune Municipal Corporation (PMC) or Pimpri Chinchwad Municipal Corporation (PCMC) inside their limits, and, over most of the surrounding belt, PMRDA, the metropolitan development authority formed in 2015. The authority matters because its plan decides what can be built. Pune's development plans include hill-top and hill-slope zones where building is tightly restricted, and new corridors such as the Metro and the planned Ring Road affect land near their alignments. If you give us the relevant plan sheet, we overlay the measured plot on it, so the planner's lines and the real boundary can be read together.
Factory plots at Chakan, Bhosari and Hinjewadi frequently need hidden cables and pipes located before building starts: GPR survey in Pune details.
Does Pune's basalt and black soil change the work?
It changes how corners are marked more than how they are measured. Hard Deccan basalt underlies most of the district, frequently capped by black cotton soil. Where rock is near the surface we drill and set steel pins, which stay put for decades. Thick black soil puffs up when wet and splits open in the dry months, lifting any shallow peg, so pillars there get a deeper base. Fields on the western side, towards the ghats, are best measured after the heavy monsoon has passed.

What does it cost, and how do we work in Pune?
₹8,000 is the starting price for a plot of up to 1 acre, and each further acre adds ₹2,000. Demarcation against the 7/12 and village map is priced once we have read the papers. Our Pune surveyor is home-based in the city, so fieldwork starts the same day or, at the latest, one working day after your order. Travel, if applicable, appears as a line in the written quote. GST is extra. A 2-acre field near Ranjangaon, for instance, is ₹10,000. Email the satbara or property card, a map pin and the purpose of the survey; that is all we need to get a price for this work for your project.
Frequently asked questions
Does a private survey replace a mojani?
No. Only the official mojani changes or settles the record. Our survey shows you in advance what it is likely to find.
Survey number versus gat number: what changed?
Many villages were renumbered when holdings were consolidated, and the new numbers are called gat numbers. Older deeds may quote the previous survey number.
How many square feet is one guntha?
1,089 sq ft, or about 101.17 sq m. Forty guntha make one acre.
Can you take jobs in Mumbai or Thane?
Yes; most plots there sit on property cards, as described under land surveyor in Mumbai for your site.
Can you help with permission to lay a cable or pipe along a road in Pune?
We survey the route and prepare drawings for the application; the process is outlined under RoW permission in Pune details.
Can you divide a holding between heirs?
We can measure it and draw the proposed shares with their areas. The legal division and record change go through the revenue offices.
