Quick AnswerWe are the land surveyor Coimbatore buyers call before a purchase. We measure your plot on site, find its survey stones and check each side against the FMB sketch, patta and layout plan. The extent is given in cents and square feet. Our team includes a surveyor who lives in Coimbatore and works from home. Plots up to 1 acre start from ₹8,000 plus GST, and the quote lists travel only where it applies. Our page about land survey services sets out the method.

Land surveyor Coimbatore: what does the job cover?

Our surveyor walks your plot, digs out its survey stones and holds each boundary against the FMB sketch, the patta and the approved layout. The drawing then shows the true extent in cents and square feet and marks any part that is missing, overlapping or lost to an encroachment.

Most requests from the Coimbatore area come before a purchase in a new layout or before a compound wall is built. Families splitting a field also call. Industrial buyers around SIDCO Kurichi and Malumichampatti ask for a measured site plan before they design a shed. Owners of land towards the foothills want their property boundaries fixed clearly on the ground.

Which papers describe land in Tamil Nadu?

The patta, the village A-register and adangal, and the FMB sketch, with town survey records for land inside town survey wards. The patta names the holder and gives the survey number and extent; since 2015 it has been issued together with the chitta details as a single patta-chitta. The A-register and adangal, kept at village level, carry the land's classification and other particulars. The FMB (Field Measurement Book) sketch is the one a surveyor needs most: it shows the shape of each survey field, the length of each side and the neighbouring numbers. Tamil Nadu publishes these land records online at eservices.tn.gov.in.

Within Coimbatore's town survey wards, the matching record is the Town Survey Land Register, with town survey (T.S.) numbers instead of village survey numbers.

Why check the FMB sketch on the ground?

Because the sketch records how the field was laid out, while the ground shows what has happened since. Survey stones get buried, moved or broken during levelling. Fences drift. A layout promoter may have cut plots from a field without matching the FMB lines exactly.

Illustration: the FMB sketch records every boundary length of a field and the stones set at its corners. A subdivision line (red) splits field 45/2 into 45/2A and 45/2B. On site we look for the stones and check every side against the sketch. Dimensions are an example.

During the plot measurement we look for every stone shown in the sketch, measure all sides and both diagonals, and lay the sketch over the measured outline. A lost stone is re-sited by calculation from the stones that remain and the lengths in the book. If the field has been subdivided, each part is checked separately.

Old survey number, new survey number: what changed?

Tamil Nadu's Updating Registry (UDR) resurvey of the mid-1980s redrew village records and gave many fields new survey or subdivision numbers. A parent deed written before then may quote a number that now refers to a different field, or to only part of the original one. Banks and sub-registrars notice such mismatches, and they hold up loans and registrations. Bring every deed in the chain, old and new; we trace the land across the renumbering using the records and show the result on the drawing.

Where around Coimbatore do we survey?

New layouts on the radial roads, industrial estates, foothill land and village plots.

  • Housing layouts along Avinashi Road, Trichy Road and the other main roads leading out of the city, many marketed as DTCP-approved.
  • Industrial plots at SIDCO Kurichi, Malumichampatti and around Peelamedu.
  • Farmland and estates towards the Western Ghats, close to reserve forest on the west.
  • Natham (village settlement) house sites in the surrounding villages.

The proposed Coimbatore Metro is still at the planning stage, but its suggested corridors follow the same main roads, so buyers there increasingly want exact frontage measurements. Factory plots may hide cables and mains below ground; for those, read GPR survey in Coimbatore details.

Cents, acres or hectares?

Plots around Coimbatore are mostly bought in cents and square feet; records are kept in hectares and ares. A cent, being 1/100 of an acre, equals 435.6 sq ft or roughly 40.47 sq m; five of them make a house site of 2,178 sq ft. Every plan we issue quotes the extent in cents, acres, hectare-ares, sq m and sq ft, letting you compare it with the deed and with the patta alike. For other units, read: Land Area Converter.

The region's red soil often lies over hard rock. Where rock is shallow, corners are fixed with steel pins drilled in; elsewhere we cast concrete pillars. Before marking out the whole boundary, read questions to ask before a land demarcation.

Formal sub-division or measurement of any survey number is a task for the state's survey officials, applied for at the taluk office. Mezux Touch measures as an independent survey contractor; formal decisions stay with the Survey and Land Records Department, Coimbatore Corporation or DTCP.

What does it cost, and how do we work in Coimbatore?

A plot of up to 1 acre starts at ₹8,000, and every further acre is ₹2,000. Records-based demarcation is priced after we have seen the FMB sketch and patta. Because our Coimbatore surveyor is local, the site visit happens on the day of your order or within one working day. If any travel cost applies, the written quote shows it, and GST is extra. A 5-cent house site is covered by the ₹8,000 starting price. Send the patta, the FMB sketch and a map pin with a line on the survey's purpose, and our office will get a price for this work for your project. Frequently asked questions

Does your plan count as a government sub-division?

No. Sub-division and record changes are done by the government's survey staff through the taluk. Our private boundary survey shows the measured facts in advance.

What is an FMB sketch?

A Field Measurement Book sketch: the shape of a survey field with each side's length and its neighbouring survey numbers.

A cent equals how much area?

435.6 sq ft. One hundred cents make an acre.

Chennai too?

Yes. Plots there often change hands in grounds instead of cents; read Private Land Surveyor in Chennai.

My deed's survey number does not match the patta. Can you help?

Often the cause is the UDR renumbering. Send all deeds in the chain and we trace the field across the change.

Can you find buried survey stones?

In most cases. We locate them from the sketch and surviving marks, then dig carefully at the expected spot.
