Land survey — Meghalaya
Private Land Surveyor in Shillong for Unmapped Hill Plots
Plots mapped from deed boundaries and agreed marks, with coordinates for every corner, in a city where most land has no cadastral map.
Quick AnswerA land surveyor in Shillong works outward from the boundary schedule in your deed and the stones or posts both neighbours accept. Each corner gets a coordinate, and the plot's real area is computed. Much land here has no cadastral map, so this drawing is often the first accurate one. Plots up to 1 acre start from ₹8,000 plus GST. Our Shillong-based team member can walk the boundary at once or within a working day, and travel, if applicable, is in the quote. What will a land surveyor in Shillong do on your plot?
Measures the land as it is held on the ground, fixes every corner with coordinates and gives you a scaled drawing with the true area. In Shillong this matters more than in most cities, because much of the land has never been mapped in a government cadastral survey. Your drawing may be the only accurate map of the plot. That boundary survey becomes the reference for any later demarcation of the property boundaries, and it doubles as the site plan for a building design.
Purchasers want it ahead of payment, clans and families ahead of a partition, and owners ahead of a compound wall or a bank loan. A land surveyor in Shillong sets down what the ground and the deed show; who owns what, and how a quarrel ends, remain for the competent authorities and the courts.
Why are land records in Shillong different?
Meghalaya is a Sixth Schedule state, where land belongs largely to communities, clans and individuals under customary law, not to the state. Much of it lacks a government record of rights. In the Khasi Hills, the Khasi Hills Autonomous District Council (KHADC) classifies land broadly into two kinds. Ri Kynti is clan or private land with rights of inheritance and transfer, while Ri Raid is community land where people hold use and occupancy rights but not ownership. Government land is held separately.
The Meghalaya Land Survey and Records Preparation Act, 1980 provides for cadastral survey and the preparation of records through the Directorate of Land Records and Surveys. Large parts of the state, however, are still unsurveyed. Transfers of land from tribal to non-tribal people are restricted under the Meghalaya Transfer of Land (Regulation) Act, 1971. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Government of Meghalaya, the KHADC or the Shillong Municipal Board.
How do we survey a plot that has no map?
We start from the boundary schedule in your deed and from the marks that owners on each side agree on. Deeds here often describe a plot by what lies beside it, such as a road, a footpath, a stream or a named neighbour's land, and not by survey numbers.
On the survey day we ask you, and where possible your neighbours, to walk the line and point out the marks you rely on. Each corner and bend is then fixed with coordinates. Corners on bare ridge tops are fixed by our DGPS survey in Shillong team. Those hidden beneath pines or squeezed between houses are sighted by tripod instrument, the approach explained in when you need a total station survey in Shillong. Where boundaries follow a stream bank or a ridge, we record the feature's line as it is on the day and note that natural features can shift.
What will the drawing show?
- Numbered corners, each listed with its UTM 46N easting and northing
- Boundary lengths reduced to plan metres, not measured down the slope
- The area stated in acres, square feet and square metres
- Fences, walls, footpaths, streams and houses running along the edge
- A contested strip, if any, drawn apart and dimensioned
Old papers may give area in an unfamiliar unit; our land unit converter turns most Indian units into square feet and acres.
What if neighbours point to different lines?
Each claimed line is pegged and plotted, and the sliver between them is dimensioned and its area stated. We do not choose between them. In many Shillong localities the dorbar shnong, the local council, is where neighbours first take a boundary question. A measured drawing with both claims on it makes that discussion far more concrete. If the matter goes further, the same drawing and coordinate list can be handed to whichever authority hears it.

How much does a land survey in Shillong cost?
From ₹8,000 for a plot up to 1 acre, plus ₹2,000 for each extra acre. Work that must be matched to revenue or council papers is priced after we have seen them. GST is extra; should a mobilisation charge apply, the written quote lists it. A 4-acre family holding comes to ₹14,000 for the measurement and drawing. The signed quote fixes the price, and your boundary plan generally arrives around 3 working days once fieldwork ends.

Will your plan stand as a government record?
No. It is a private survey drawing. It records the ground and your papers accurately but does not create or confirm title.
What is the difference between Ri Kynti and Ri Raid?
Ri Kynti is clan or private land with inheritance and transfer rights; Ri Raid is community land where people hold use and occupancy rights.
Can you survey if a neighbour does not attend?
Yes. We record the marks you show and note that the neighbour was not present.
I also need levels for a house design. Can you add them?
Yes, the same crew can take heights while there; read who to call for topographic survey in Shillong.
Do you work in Guwahati too?
We do, though Assam keeps its own records system, which land surveyor in Guwahati: scope, time and cost explains.
Can you place boundary pillars?
Yes, on request, set on firm ground away from cut slopes and stream banks.
