Private Land Surveyor in Guwahati
Dags measured on the ground and matched to Jamabandi, chitha and the cadastral sheet, with extent shown in bigha, katha and lessa.
Quick AnswerA private land surveyor in Guwahati starts with the dag and patta, the numbers that identify land in Kamrup Metro. Your Jamabandi entry and the village sheet are laid over what is measured on site, and lost corners get new pegs. Each side is dimensioned, and the extent reads in bigha, katha and lessa beside square feet. Work begins at ₹8,000 a plot. Meet our land survey services team.
Why bring in a private land surveyor in Guwahati?
To find out whether the land you can walk on agrees with its Jamabandi entry and the outline on the cadastral sheet. We measure it, dimension every side, state the extent in bigha, katha, lessa and square feet, and re-peg vanished corners. Purchasers want this before the money moves, owners before a compound wall or a bank loan, and siblings before a partition.
Which land records matter in Assam?
Chiefly the Jamabandi, the chitha and the village cadastral map, identified by dag number, patta number, village and revenue circle.
- Dag number: the number of a plot on the village map.
- Patta: the holding, periodic (myadi) or annual (eksonia), under which one or more dags sit.
- Jamabandi: the record of rights listing pattadars and their dags with areas.
- Chitha: the field register describing each dag, its area and land class.
Assam publishes these entries online through Dharitree, its land records system. Kamrup Metropolitan district, which covers the city, has revenue circles at Dispur, Guwahati, Azara, Chandrapur and Sonapur. Field measurement on the revenue side is the work of the lat mandal under the circle officer.
Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Assam Revenue and Disaster Management Department or any revenue circle office. A private boundary survey readies you for the lat mandal's visit and lets you test what is decided, though official demarcation still has to happen.
How do bigha, katha and lessa add up?
One bigha is 5 katha, one katha is 20 lessa, and one bigha is about 14,400 sq ft.
Those are the standard Assam values used in conveyancing; still, check the figure written on your own documents. For other units, a free land unit converter on our site handles bigha, katha, acre and more.
Which instruments measure the plot?
GNSS when the corner stands in the open; an optical instrument when walls, trees or a hillside crowd it. Open suburban plots towards Sonapur get direct satellite fixes, explained in what a DGPS survey in Guwahati costs. Packed lanes and hill-foot sites are picked up by bearing and range from a nearby station, the routine set out in total station survey in Guwahati rates and scope.
Which problems come up most often?
- Area in the deed larger than the land on the ground, after decades of small sales from one dag.
- Boundary walls built on the line one owner remembers, not on the property boundaries shown on the map.
- Hill plots where the map shows level land but the ground has been cut into benches.
- Low plots near wetlands where earth filling has shifted bunds and pegs.
For each, the drawing shows what exists and what the record shows, side by side, with the difference stated in feet and in lessa.
Should you survey before or after buying?
Before, wherever the seller allows it, because a shortfall found after registration is much harder to recover. A pre-purchase survey answers three questions: does the land on the ground match the dag on the map, and is the area at least what the deed will state? Is any part of it road, drain, hill slope or wetland edge that cannot be used? If the answers are clean, you buy with confidence. If they are not, you can negotiate the price or the boundary while the money is still in your hands. After purchase, the same survey becomes the basis for the boundary wall and the building plan, so the work is not wasted either way.

What does a land surveyor cost in Guwahati?
Expect ₹8,000 for land up to an acre (roughly three bigha), and ₹2,000 for each acre beyond that. If corners have to be rebuilt from the Jamabandi and cadastral sheet, we price it only after reading those papers.
- Plot up to 1 acre (about 3 bigha): from ₹8,000.
- Each extra acre: ₹2,000.
- Corners rebuilt from dag and map records: quoted after we study them.
- Mobilisation, if applicable: quoted per job in writing.
Add GST to these figures; whatever the written quote states is what you pay. From your confirmation, our Guwahati-based surveyor starts straight away or within a working day. For land beyond the city limits, read about survey coverage in Guwahati. Send dag and patta numbers, the village and a pin, and we will price your Guwahati job. Frequently asked questions
Which documents should I collect before calling?
Dag number, patta number, village and revenue circle, with photos of the Jamabandi and any sale deed.
We plan to build. Are site heights included?
Not by default; heights come from a separate job, the Mezux topographic survey in Guwahati.
Is a bigha the same everywhere?
No. The Assam bigha of 14,400 sq ft differs from bighas used in other states.
Do you work in Meghalaya too?
Yes. Land there is often held under community or customary arrangements; see land surveyor in Shillong.
Will the circle office accept your drawing?
It is an independent record; the circle office carries out its own measurement for official demarcation.
