Quick AnswerA land surveyor in Gangtok lays your terraced plot over the parcha and block map and gives its plan area. On any slope that figure comes out below what a ground-hugging tape produces. Corners on walls and terraces are described and pegged. Plots up to 1 acre start from ₹8,000 plus GST, with mobilisation, if applicable, shown in the written quote. Booking our Gangtok-resident surveyor puts the crew on your terrace at once, or the next working day at the latest. All services: land survey services for Gangtok sites.

What does a Gangtok boundary survey compare?

We take the plot as it exists on the hillside and set its outline and area beside the parcha and block map. Every stretch where paper and ground part company is drawn to scale. On a hillside the corners are often on walls or terraces, so the drawing also shows which structure carries each corner.

Typical moments in Sikkim include a purchase about to close and a bank asking for a site plan before a home loan. Others are a foundation about to be dug, or a fresh wall next door that looks like an encroachment of a foot or so. The drawing does not decide ownership. It gives everyone, from the family to a lawyer to a revenue official, the same measured picture to talk about.

Which land records cover a Gangtok plot?

The parcha, Sikkim's record of rights, kept by the Land Revenue and Disaster Management Department and organised by revenue block and plot number. The parcha names the holder and lists each plot with its area; the block map shows the plot's outline. We read the copy you hold, locate the plot on the map and measure the ground against it.

Records inside the town are being refreshed. In February 2025 the department launched the central NAKSHA pilot for urban land records. Run with the Urban Development Department and the municipal corporation, it covers 19.02 sq km of the Gangtok Municipal Corporation area. If your plot falls in that area, ask the revenue office whether a new map exists before relying on an older sketch.

Official demarcation and any correction of a record are done by revenue officials. Mezux Touch measures as an independent survey contractor, and those decisions stay with the Sikkim Land Revenue and Disaster Management Department.

Is a survey enough to buy land in Sikkim?

No. Sikkim restricts who may acquire land, and that question belongs to your lawyer before it reaches a surveyor. Old land laws of the state are protected under Article 371F of the Constitution; among them, Revenue Order No. 1 of 1917 bars the transfer of land held by people of Bhutia-Lepcha origin to others. Anyone from outside the state, or outside the protected communities, should take legal advice. Settle whether the sale can legally go through before booking our crew; measuring a plot that can never be registered in your name is money wasted.

Why does a hill plot measure larger on the tape?

Because a tape laid on the ground follows the slope, while areas in records are worked out in plan.

25°taped along the slope: 30.00 mplan (horizontal) length: 27.19 mrise12.68 mWhy a hill plot looks bigger on the tapeAB
Illustration: corner A to corner B is 30.00 m along the ground on a 25° slope, but only 27.19 m in plan (30 × cos 25°). Land areas are worked out from plan lengths, so a plot taped along the slope seems larger than the record.

Take a 25° slope. A plot taped as 30 m by 20 m along the ground is about 27.19 m by 20 m in plan, roughly 544 sq m instead of 600. Neither the seller nor the buyer is cheating; they are measuring different things. The plot measurement report lists that horizontal area in sq m, sq ft, acres and hectares; for any older unit in your papers, try the free land unit converter.

How do we measure a sloping Gangtok plot?

We start from receiver-fixed marks on an open terrace and pick the corners, walls and steps with a total station. Those first marks go wherever the ridge gives a clear sky (rates under DGPS survey in Gangtok rates and scope). A corner tucked behind a house or under the road is sighted with the total station instead. Where the whole plot is like that, read when you need a total station survey in Gangtok. A corner is often the face of a retaining wall, not a stone in the ground. We therefore note whether the line runs along the top, the face or the toe of the wall. For footings planned hard against the road, where cables run, first read utility survey guide for Gangtok.

Frequently asked questions

Can your survey replace official demarcation?

No. Boundary fixing and record corrections are done by revenue officials; our drawing prepares you for that process.

The seller said 600 sq m; you found less. Why?

Often because the seller taped along the slope. Records use plan area, which is smaller on sloping ground.

Will you take levels too, for the architect?

Contours and wall heights belong to a different service: what you receive from a topographic survey in Gangtok.

Do you work outside Gangtok in Sikkim?

Yes, anywhere a vehicle can reach. For distant places, any mobilisation charge, if applicable, appears in the quote.

Do you survey in Assam as well?

We do. For Assam: land surveyor in Guwahati: scope, time and cost.

What if a corner is on a neighbour's retaining wall?

We show whether the line runs along the wall's top, face or toe, so both owners see the same property boundaries.
