Quick AnswerA private land surveyor in Ranchi can measure a part-plot sold by the decimal, fit it onto the naksha, and test it against the khatiyan, Register II and your deed. You receive every side length, pegged corners, and the area stated in decimal, acre and square metres. Plots of up to 1 acre are priced from ₹8,000, with GST and any applicable travel on top. Wider method: getting land survey services done right.

Moments to call a private land surveyor in Ranchi

Bring in a measurer whenever cash or brickwork hangs on the true line. Typical moments are a purchase, a new compound wall, a family partition or a neighbour's fence that seems to have crept. A boundary survey then reads the plot against the khatiyan, the naksha and your deed.

Around Ranchi, land deals often involve a part of an old plot, sold by the decimal, with the boundary described in the deed only by the names of neighbours. Years later nobody is sure where the property boundaries run, and that is when a private land surveyor in Ranchi is worth the fee. A measured drawing, tied to fixed points and set against the village map, settles the question with numbers. For the approach in general terms, turn to getting land survey services done right.

Which Jharkhand records will we ask for?

The khatiyan for the khata and plot numbers, the current Register II entry, the plot map (naksha) sheet, and your sale deed.

  • Khatiyan: the record of rights from the survey settlement, listing plots, areas and the holder.
  • Register II: the current rent-roll entry kept at the circle (anchal) office, updated after mutation (dakhil-kharij).
  • Plot map: the village map showing plot numbers and shapes.
  • Deed and any earlier measurement: especially if the plot is part of a larger one.

Jharbhoomi, Jharkhand's online land-records portal, shows many of these entries. Village records also tend to note land class such as don or tanr, which helps us match the map to the ground.

Private drawing or amin's measurement?

No. Official measurement in Jharkhand is done by the government amin through the circle office, on application. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Jharkhand revenue department. Our drawing is for your own decisions. It shows where the land stands against the map and how much area is on the ground, so that any official measurement can be followed and checked.

One legal point matters to buyers: under the Chota Nagpur Tenancy Act, 1908, land held by Scheduled Tribe raiyats cannot be freely transferred. Whether a plot is affected is a legal question, and a survey does not answer it; take advice before you pay.

How is the area worked out, and in which unit?

The corners are measured, the shape is split into triangles, and the total is given in square metres, decimal and acre. Locally, plots change hands by the decimal, each worth 1/100 acre, close to 435.6 sq ft. Katha turns up too, though its size shifts from place to place, so it appears on our sheet only once you tell us the figure used in your village. Site day, step by step

  1. The crew meets you or your representative at the plot and walks the boundary you believe is yours.
  2. Control points are fixed nearby, and every surviving corner stone, wall corner and fence line is measured.
  3. Neighbouring plot lines are picked up far enough to fit the village map properly.
  4. A lost corner is reconstructed from the naksha, pegged, and the logic behind it written down.
  5. Back in the office, the measured plot is fitted to the map, the area computed and the differences listed on a site plan.

How do the instruments fit together?

Receivers pin down the outline, and the instrument reaches corners that walls or mango trees hide. Towns our Ranchi colleague also covers appear on the survey coverage in Ranchi details page.

Frequently asked questions

Do you deal with the circle office for me?

No. Applications for official measurement or mutation are made by the owner. We provide the survey drawing.

Will I get contours of the plot?

On request only; the extra content is listed in what you receive from a topographic survey in Ranchi.

Can you survey land in Patna too?

Yes; Bihar's records share much with Jharkhand's. Read Private Land Surveyor in Patna.

My deed gives only neighbours’ names. Can you still find the line?

In most cases, yes, by fitting the plot map to fixed features and the neighbours’ measured lines. The drawing shows any doubt clearly.

How big is one decimal?

One decimal is an acre divided by 100, which leaves close to 435.6 sq ft or 40.47 sq m.

Can we bundle a few plots into one booking?

Yes; our local surveyor takes them one after another, and any mobilisation cost appears once in the written quote.
