Quick AnswerA private land surveyor in Jaipur follows one routine for farmland and colony plots alike. We study the jamabandi, khasra and village map (or the patta and approved layout), measure what is on the ground and report every mismatch in metres and gaj. You get the area in hectares, square yards and whichever bigha your papers use. Working from home in Jaipur, our surveyor reaches the khet or colony plot immediately or within one working day of booking. Travel is quoted only if it applies. Background: land survey services for Jaipur sites.

Which revenue records will your Jaipur land have?

Farm holdings carry the jamabandi, which is the record of rights, with its khasra numbers, the girdawari crop entries and the village map. Colony plots add a patta and the approved layout. Among Rajasthan's online land records, the Apna Khata portal supplies jamabandi copies, and its Bhu-Naksha pages supply the village maps. The patwari keeps the village records, with the girdawar and the tehsildar above. Current records give area in hectares, though in conversation most people still speak of bigha and biswa.

Our surveyor starts by reading these papers, then carries out the plot measurement and overlays the village map on the measured corners.

Bigha, biswa and gaj: which is meant?

Two bighas are in use in Rajasthan: the pucca one at 27,225 sq ft (3,025 sq yd) and the kachha one at 17,424 sq ft. Both split into 20 biswa. Colony plots, by contrast, are sold in gaj (square yards). A buyer told "two bigha" therefore needs to know which bigha before comparing prices. Every sheet we issue shows hectares, square metres, square yards and the bigha in your documents; for anything else try our land area converter.

Illustration: lay out one pucca bigha, 27,225 sq ft or 3,025 gaj, as a square and each side runs 165 ft. With a 30 ft road through the middle, it holds ten plots of 247.5 gaj, and the road takes the remaining 550 gaj.

What about converted land and colony pattas?

Agricultural land needs conversion before it is used for housing or industry, and colony plots should be checked against the approved layout, not only the seller's sketch. In Jaipur conversion is commonly referred to by Section 90-A of the Rajasthan Land Revenue Act, 1956, and much colony land falls within the Jaipur Development Authority area. Ask to see the conversion order and the layout approval first. Then get the plot measured against that approved layout for size, road width and location. Mezux Touch measures as an independent survey contractor, and approvals rest with the Rajasthan revenue department and the Jaipur Development Authority.

Before buying land on the edge of Jaipur

Check who holds the khasra, whether it is shared, whether it has been converted, and the true width of the road to it. Out on the fringe a single khasra frequently has several khatedars listed in the jamabandi, and one of them selling may pass on nothing more than an undivided share. A useful order of checks:

  • Read the latest jamabandi and confirm every holder's name and share.
  • Locate the khasra on the village map and see whether its outline matches the ground you were walked round.
  • Ask for the conversion order and, for colony plots, the approved layout.
  • Have the property boundaries surveyed, including the approach road and its width.

A surveyor cannot settle title questions, but measuring before you pay shows whether the land on offer is the land on the record.

Who does the official demarcation?

Revenue staff, on an application to the tehsildar. The patwari and girdawar measure from the village map and mark the boundary with the parties present. Our boundary survey ahead of their visit lets you anticipate the outcome and keep your own figures to set beside theirs.

How do we measure the land?

Satellite control first, then corners and detail, then the map overlay. On open khet land the corners are coordinated by our DGPS survey in Jaipur team. Walled compounds and built-up colony plots go to the optical instrument; read when you need a total station survey in Jaipur. Corner stones, bunds, walls and wells mentioned in the record are tied in. Any encroachment or gap between the map and the ground is shown in metres and in square yards.

What does a land survey in Jaipur cost?

A plot up to 1 acre is from ₹8,000, with ₹2,000 for every further acre. Work that depends on the khasra and village map is priced after we have read the jamabandi. The effort depends on how well the map and the ground agree. Any mobilisation or travel cost, where applicable, is shown in the written quote.

GST is extra; the written quote fixes the final figure. For localities already served, look at survey coverage in Jaipur details. Photograph the jamabandi and map extract and send us your Jaipur site details. First-time clients can read this guide: Learn about How to Choose a Land Surveyor.

Frequently asked questions

Will your measurement count as the tehsil's demarcation?

No. That is done by revenue staff through the tehsildar; ours is an independent measured record.

Should I get levels too before building?

In most cases, yes; read about getting a topographic survey in Jaipur done right.

Can you handle a Haryana plot?

We can; visit Private Land Surveyor in Gurugram.

How many biswa make a bigha?

Twenty, whichever bigha is used.

Can you check a colony plot against the JDA layout?

Hand us the approved layout and we test your plot, the road and the adjoining plots against it.

The seller has already put pegs in. Do I still need a survey?

Yes. We check those pegs against the record and the layout, and often find at least one that is out.
