Quick AnswerA private land surveyor in Itanagar works out horizontal area, because tape figures taken up a slope inflate a plot. The measured outline is then set beside your Land Possession Certificate or allotment sketch. Every corner is coordinated, and holdings close to the sanctuary or reserve forest can be placed against the notified line. See what you receive from land survey services.

What will a private land surveyor in Itanagar tell you about your plot?

Where its corners sit, its horizontal area, and whether any slice strays onto a road, forest or the next family's holding. We find this by measuring on the hill and laying the property boundaries over the Land Possession Certificate or allotment sketch. It is a measurement and a comparison that changes no record, but it gives you facts before you build, lend, lease or go to the authorities.

How is land held around the capital?

Much of Arunachal Pradesh is held under customary rights of tribes, clans and villages. In the Itanagar Capital Region, possession is mostly shown by an LPC or a government allotment issued through the Deputy Commissioner's office. Ownership of land in the state is restricted to its indigenous tribal communities, and outsiders generally lease instead of buying. A 2018 change to the state's land settlement law opened a route for tribal holders to seek ownership rights, though land inside notified forest is excluded.

That exclusion matters on the ground. In 2025 the capital region's district administration declared LPCs and allotments falling inside the Itanagar Wildlife Sanctuary and the Durpong Reserve Forest void. If you hold or plan to take land near a forest edge, a survey that places your corners against the notified boundary map is worth having before anything is spent.

Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Government of Arunachal Pradesh or the Itanagar Capital Region district administration. Official demarcation and any change to the land records stay with the district's revenue staff.

Why does a tape measurement overstate hill plots?

Because the tape follows the slope, while area is always worked out in plan.

30°measured along slope 50.0 mhorizontal distance 43.3 mrise 25.0 mSlope length is not plan lengtharea on the drawing uses 43.3 m
Illustration: a tape laid along a 30° slope reads 50.0 m, but the plan length is 50 × cos 30° = 43.3 m; plot areas are always computed from plan lengths, which is why tape figures on hill plots often overstate the area.

Plenty of older Itanagar sketches were drawn from tapes stretched over the ground surface. Our sheet lists horizontal side lengths, the plan area and the gradient, so the owner and any officer reading it are comparing like with like. Papers from the plains may quote bigha or katha; you can convert local land units with the free tool.

Which instruments are used on the plot?

Satellite receivers on open corners and a total station wherever trees, walls or the hill itself block the sky. Satellite fixes serve pegs on a bare bench or beside the road; DGPS survey in Itanagar: scope, time and cost gives the detail. Those hidden in bamboo, under a cutting or between two houses are picked up from the open marks by our total station survey in Itanagar team. With UTM 46N values recorded for each peg, a corner lost to a landslip or demolition can be put back exactly.

Which boundary problems come up most?

Mostly problems caused by the hill itself and by roads.

  • A boundary drawn along a stream or gully that has moved after a slip or flood.
  • Road widening or a new drain that has taken a strip off the plot's frontage.
  • Old sketches with lengths but no bearings or tie to any fixed mark, so the shape can be read more than one way.
  • A neighbour's retaining wall built slightly off the line and, over the years, accepted as the boundary.

In each case we measure what exists, draw the sketch as recorded where it can be fitted, and show the difference in metres. The parties and the officials can then discuss facts, not memories.

What should you have ready?

  • The LPC or allotment order, with any sketch map attached.
  • Names of neighbours and, ideally, their presence on the day.
  • Any older survey, building plan or sale or lease agreement.
  • A location pin and the walking route from the road.

Plots fronting a road may have water or power lines beneath the verge; read the utility survey guide for Itanagar before a boundary wall footing is dug.

What does a boundary survey cost in Itanagar?

An acre or less costs ₹8,000 and every additional acre adds ₹2,000. If the task depends on fitting an LPC or allotment sketch to the ground, the fee is fixed only once those documents have been studied.

  • Plot up to 1 acre: from ₹8,000.
  • Each extra acre: ₹2,000.
  • Record-based checks: priced after seeing the papers.
  • Travel, where applicable: included in the written quote.

GST is extra, and the written quote is final for the job. Our Itanagar surveyor works from home in the capital, with colleagues visiting often, so a site visit happens immediately or within one working day. Phone pictures of the LPC and sketch, plus a pin, are all it takes to get a written quote for Itanagar. Frequently asked questions

Our land is near the Itanagar sanctuary. Could part of it be forest?

Only against an official boundary map. If you can supply the notified boundary, we place your corners against it and show any overlap.

Does your survey change the LPC?

No. It is an independent measurement; changes to records are made only by the district administration.

How long does a hill plot take?

A house plot is normally walked and measured in a day, then drafted. Contour work adds time, as shown in how long a topographic survey in Itanagar takes.

Do you also survey in Assam?

Yes. Assam uses bigha, katha and dag numbers; see Mezux land surveyor in Guwahati.

The sketch shows more land than your drawing. Why?

Often because the sketch used lengths along the slope. Plan area is always smaller on sloping ground.
