Quick AnswerA private land surveyor in Aizawl measures your holding as it now lies and lays it over the sketch on your Land Settlement Certificate, periodic patta or house pass. Its corners are pillared and its horizontal area stated, which always comes out below any figure taped down the slope. Because a Mezux colleague lives and works in Aizawl, the visit can happen on the day you agree, and the wait never runs past one working day. Any travel cost is set out in the quote. Background on method and scope sits under land survey services for Aizawl sites.

Which land papers are used in Aizawl?

Most plots are held on a Land Settlement Certificate (LSC), a periodic patta or, for a house site, a house pass. Each of these land records is provided for in the Mizoram (Land Revenue) Act, 2013. In the Act's terms an LSC records a settled holding and a periodic patta is land leased for a fixed or limited period. House sites may be allotted through a house pass. Records sit with the state's Land Revenue and Settlement Department and its settlement officers.

Under Article 371G of the Constitution, Mizo customary law, including the ownership and transfer of land, has special protection. That leaves the question of who may buy, and how, to the state. Check that with the department or a lawyer before money changes hands; it is not something a survey answers.

What prompts a call to a land surveyor in Aizawl?

A commitment of cash or concrete: buying, mortgaging with a bank, raising a wall on the line, or splitting a family plot between heirs. A slip after heavy rain is another common reason, because a moved retaining wall or a fallen fence leaves owners unsure where the line used to run. In each case the useful question is the same: does the ground still match the paper? Measurements settle that, not opinions, and because each side length is written on the sheet, both households can verify it with their own tape.

What does a private survey add to those papers?

Today's ground, measured and plotted next to the sketch on your certificate, every mismatch given in metres. Plenty of older sketches came from tape and compass, and the land has been terraced, walled and built on since. A buyer, a borrower or someone about to pour a boundary footing therefore wants proof that wall, sketch and next-door fence tell one story. A boundary survey gives that proof by fixing the property boundaries on the ground. Changes to the record itself stay with the department. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Land Revenue and Settlement Department, Mizoram.

Why does a sloping plot measure smaller on paper?

Because area is reckoned flat, as if the hill were squashed onto a map, never along the soil. Tape pulled down a slope reads more than its plan length, and on gradients like Aizawl's the difference is big.

Slope length versus plan lengthtape along slope: 40.0 mhorizontal (plan) length: 34.6 mdrop20.0 m30°area is workedout on the blueline, not the orange
Illustration: across a 30° slope, 40 m of tape shrinks to 34.6 m on plan (40 × cos 30°); measured over the soil, that side of the plot reads roughly 13% too long.

This is behind many arguments between buyers and sellers who have each taped the same plot. We state plan area in square metres and square feet, adding acres or hectares where the holding is big. When a seller quotes some other unit, you can convert the area yourself.

How are corners marked on steep ground?

On the nearest stable point, with an offset recorded when the true corner falls on a cut face or a drop. Firm soil takes a concrete pillar and rock takes a steel pin. Every corner is tied by tape to two or three permanent objects, a wall angle or a drain lid perhaps, so it can be relocated years on. Each pillar then appears on the site plan with its coordinates. Satellite-set control fixes the corners; where a complete coordinate frame is wanted, that is a question of who to call for DGPS survey in Aizawl. Where houses hug the line, an instrument takes over; compare total station survey in Aizawl rates and scope. Before digging for a new wall footing, first read our utility survey guide for Aizawl, which covers pipes that run along plot edges.

Frequently asked questions

Can you issue or correct an LSC?

No. Only the Land Revenue and Settlement Department can. You can carry our measured sheet to them as evidence of the ground.

Will the drawing help in a boundary disagreement?

It shows each claimed line with measurements, so the gap is clear. Deciding it is for the authorities or a court.

Is Tripura within reach too?

It is: land surveyor in Agartala by Mezux Touch.

My plot is below the road with no path. Can you still survey it?

In most cases, yes. Corners that cannot be reached safely are fixed by measuring from a point that can.

Do I need a contour survey too?

If you plan to build soon, probably; begin with these questions to ask before a topographic survey in Aizawl.

Why does my area differ from the seller’s figure?

A tape run down the hill reads long. Measured on plan, the same plot comes out smaller.
