Quick AnswerA land surveyor in Agartala finds your plot on the mouja map from the khatian and a hal or sabek plot number. We then measure it on the ground and show where your fence and the record disagree. Lost corners are re-fixed, and area is given in sq ft, decimals, acres and hectares. Plots up to 1 acre start from ₹8,000 plus GST. A surveyor who lives in Agartala walks the plot at once or within one working day. Service overview: land survey services for Agartala sites.

How does a boundary survey help an Agartala buyer or owner?

Using the plot number, we trace your land on the revenue sheet and measure what is fenced today. The two are drawn to scale, so the khatian, the map and the ground can be read side by side. Corners that have been lost are re-fixed and pegged, and the area is stated in the units your papers use.

The usual reasons are familiar: a plot measurement before purchase, or a site plan for a building permit or a loan. Families dividing land, and owners settling where a neighbour's new wall should have gone, ask too. The drawing does not decide who owns what. It gives everyone the same measured facts.

Which land records will we read?

The khatian, Tripura's record of rights, together with the mouja map showing the plot. The khatian is kept in Bengali and lists the holder, the plot numbers and their areas. Records are organised by district, sub-division, tehsil and mouja, and can be searched on the state's Jami Tripura land records portal. Plot numbers come in two forms: the hal (present) number and the sabek (old) number from an earlier settlement. Older deeds may quote only the sabek number, so both are worth bringing.

Tripura's land rules come from its Land Revenue and Land Reforms Act of 1960. Section 187 of that Act limits how land owned by Scheduled Tribe members may pass to anyone else. Large tracts of the state are also administered by the Tripura Tribal Areas Autonomous District Council. Check with a lawyer whether a sale is permitted before paying for measurement. Only revenue officials can carry out a formal demarcation. Mezux Touch is an independent survey contractor, and formal decisions remain with the Tripura Revenue Department.

How do old and new plot numbers fit together?

By overlaying both outlines on the measured ground, so any change since the earlier settlement is visible.

Illustration: one old (sabek) plot has been split into two present (hal) plots. Our measured boundary of plot 1048 is drawn over both, so any shift between the record and the fence on the ground is visible and measurable.

Where an old plot has been divided, or two have been joined, the overlay shows which present plot your fence encloses. It also shows strips that belong to neither, such as a widened road, a shifted drain or an encroachment, which are a common source of argument. The drawing names the map sheet and edition we used. A later correction by the revenue office can move a line, and anyone checking our work needs to start from the same sheet.

Which land units appear in Agartala papers?

Acres, decimals and hectares in modern records, with older units such as kani, ganda, kara, kranta and dhur in many family papers. One decimal equals 435.6 sq ft, a hundredth part of an acre. The older units are where confusion starts, because published conversion figures for them do not always agree. We report area in square feet, square metres, decimals, acres and hectares, and convert a traditional unit only against the figure the revenue office applies. How is the plot measured?

Satellite marks go on open ground; corners hidden by trees or houses are picked by total station. For the way those marks are set and priced, read DGPS survey in Agartala: scope, time and cost. A plot wedged between homes and bamboo clumps is measured with the instrument on booking a total station survey in Agartala. On low lunga ground, pillars marking the property boundaries are set in concrete above the usual flood mark; on firm tilla ground a steel pin may do. Frequently asked questions

Is the survey plan an official demarcation?

No. Only the revenue office can demarcate formally; our plan gets you ready for that visit and gives you something to compare its outcome with.

What if I only have the old plot number?

Bring it. We locate the sabek plot on the older map and show which present plot it became.

Can you convert kani or ganda to acres?

Yes, using the conversion the revenue office applies, because published figures for these units vary.

Will I get levels as well?

If you need them; see topographic survey in Agartala for contours and flood-aware levels.

Do you work in Mizoram too?

We do — the Mizoram page is Private Land Surveyor in Aizawl.

Can you survey land near the border?

Only where the owner has arranged the access that applies there; tell us the location first.
