Quick AnswerHiring a private land surveyor in Panaji gets your plot measured on the ground and marked at each corner. The result is set beside its survey number and sub-division as Form I & XIV and the survey plan describe them. Side lengths are drawn in metres, with area in square metres, ares and hectares. Our surveyor lives in Goa, so work in Tiswadi starts at once or within one working day. Our main page explains how long land survey services take.

When do Panaji owners hire a private land surveyor?

Whenever money or construction depends on knowing exactly where a plot lies and how big it is. Buyers want the ground checked against the papers before paying. Families dividing ancestral property want each share pegged before the deed is drawn. Builders want a boundary survey before a compound wall or foundation goes in. Banks sometimes ask for a measured plan before they lend against a Goan plot. A private land surveyor in Panaji gives all of them the same thing: the plot as it exists, compared line by line with the record.

Which revenue records does Goa use?

For most land, the record of rights is Form I & XIV, which gives the survey number and sub-division, area, land class and the names of occupants and tenants. The shape comes from the survey plan. Certified copies are issued by the Mamlatdar of the taluka – Tiswadi for Panaji – and digitally signed copies are available online. Survey plans and settlement records sit with the Directorate of Settlement and Land Records. Because the Goa extract records area as hectares, ares and square metres together, our plans quote it the same way.

Inside the city, many properties are described in the city survey instead, by chalta number and P.T. sheet number. Mezux Touch is an independent survey contractor and is not empanelled with or appointed by the Directorate of Settlement and Land Records, Goa. Official demarcation and any change to the record remain with the government offices. Our survey shows your property boundaries on the ground before you apply and lets you check the result afterwards.

How do sub-divisions show up on the ground?

Every sub-division appears as a separate entry under its parent survey number, and on the ground those pieces ought to total the area written for the whole.

Illustration: one parent survey number split into sub-divisions, every piece carrying its own entry and its area (ha, ares, m²) in the Goa record. On the ground, the survey checks that the measured parts add up to the recorded whole.

When they do not, the cause is mostly one of three things. An old partition may have been agreed in the family but never recorded, or a road or drain may have taken part of the land. In other cases a wall was built a little off the true line years ago. The drawing shows each difference in metres and square metres, which gives everyone a factual basis for the next conversation. Our free Mezux land area converter turns ares, square metres and acres into each other for quick checks.

What special situations come up in Goa?

  • Comunidade land: village communities hold land under Goa's comunidade system; leases and sales follow their own procedure, and the plot on the ground must match the comunidade plan.
  • Mundkar houses: a dwelling occupied under Goa's mundkar law may stand on someone else's survey number; we survey the house and its curtilage as they exist.
  • Khazan and riverside land: bunded fields and plots near the river may have shifting edges and fall within Coastal Regulation Zone limits.
  • Hillside plots: laterite slopes on the plateau edges make corner marks hard to see from each other, so control comes first.

How are corners found and fixed?

Control is fixed by satellite, then corners are traced by total station from the survey plan and surviving marks. Our pillars come from DGPS survey in Panaji rates and scope; corners hidden behind boundary masonry or coconut palms are then reached by booking a total station survey in Panaji. Pins go into laterite easily enough; on soft riverside ground we cast concrete markers instead. Every corner is photographed and listed with its coordinates, so it can be found again if a peg disappears. If a water main or cable might follow the boundary line, read utility survey guide for Panaji before the wall footing is dug.

What should you bring to the first conversation?

Copies of the papers and one person who knows the land. The more paperwork you bring along, the sooner a land surveyor in Panaji can match record to ground – often in that first site visit.

  • Form I & XIV for each survey number and sub-division, or the city survey extract.
  • The survey plan, or a clear photo of it.
  • Sale deed, partition deed or lease, with any sketch attached.
  • Names of neighbours who may want to be present when corners are marked.
