Site clearance surveys are commissioned at three points and only one of them is right. Before demolition misses what demolition exposes. After piling begins is investigation rather than prevention. Between the two, when the plot is clear and setting out has not started, is when the same survey costs least and changes most.

Why structural findings are reported separately

A buried footing, a septic tank and an abandoned borewell are structural matters for the foundation designer. A live cable is a safety matter for the excavation contractor. Presenting both on one drawing means whichever reader is looking has to filter out half of it, and on a busy site the filtering does not happen. We issue two schedules for that reason, and the structural one usually reaches the design team while the services one reaches the site.

Can you find a septic tank reliably? Usually, since a buried chamber returns strongly. Depth and surrounding material affect it, and we state confidence per feature.

What about deep basements from old structures? Detectable to the depth the ground allows. Where a basement is deeper than radar reaches, we say so rather than implying full clearance.

Is a greenfield site worth surveying? Yes, if it was agricultural. Field drains, wells and borewells beneath levelling fill are common and none appear on a layout.
