Where greenfield jobs actually go wrong

For a developer the value is not only technical. A colony handed over with an accurate services record is materially easier to hand to a maintenance agency or an RWA, and it removes an argument that otherwise surfaces two years later when something has to be dug up.
How services go into a new development
Agreeing the sequence between trades
Which service goes in first, and where the crossings will be, is settled before anyone excavates. Most greenfield damage happens because trades arrive in an order nobody coordinated.
Checking what the site already contains
Land that was agricultural within living memory carries field drains, irrigation channels, open wells and abandoned borewells beneath recent fill. None of it appears on a developer's layout and a borewell under a footing is a structural problem.
Installing to specification, stage by stage
Water, sewer, gas and fire lines laid to the relevant specification, with sewer gradients verified before backfill rather than after, since correcting a fall once covered means excavating it again.
Capturing positions while the trench is open
Each stage is recorded as it goes in, coordinate-tied and attributed, which is the only point at which an accurate record can be produced cheaply. This is the step almost every development skips.

Before the next trade excavates, a short survey confirms what is already there. This is what prevents the strikes that otherwise happen because everyone assumed a new site was empty.

On a phased project the later phases almost always need services laid across ground the earlier phases finished. Boring under completed roads, paving and landscaping is what avoids lifting work that has already been paid for once.
