BDA Bengaluru GPR Survey for New Layouts and Corridor Roads
Radar scans and service records for Bangalore Development Authority layouts, corridor roads and trunk lines, from bare land to finished streets.
Quick AnswerA BDA Bengaluru GPR survey finds the underground utilities already buried on land the authority is turning into layouts or corridor roads, and records new services as they go in. Old village water lines, farm wells and HT cables are common on such land. Recording an entire layout, block by block, is explained in smart city underground mapping at a glance.
What does a BDA Bengaluru utility survey cover?
It has two halves on BDA land: finding what is buried before roads and plots are drawn, then measuring new services while their trenches are open. On greenfield sites, ground penetrating radar (GPR) finds village pipes, borewell lines, farm cables and trunk mains. The second half gives the authority, the utilities and future contractors a drawing they can trust.
The Bangalore Development Authority was set up in 1976 under the BDA Act of that year, taking over from the old City Improvement Trust Board. Banashankari and HSR Layout are among its best-known layouts. Newer ones include Nadaprabhu Kempegowda Layout in the west and Dr Shivarama Karanth Layout in the north, and its head office is at Kumara Park West.
Where does BDA sit in the new city set-up?
BDA remains a separate development authority, and its head is a voting member of the Greater Bengaluru Authority. The GBA, created in May 2025, coordinates BDA with the five city corporations and with BWSSB, BESCOM and the metro company. BDA develops layouts and major roads, and once a layout is handed over, upkeep passes to the city corporation concerned. Good records matter most at that handover.
Crowded inner streets have little in common with fresh BDA land, and our Bengaluru Central City Corporation utility survey team handles them separately.
Why survey a layout before the services go in?
Because land that looks empty seldom is, and a layout designed over an unknown pipe or cable will be redesigned later at greater cost. Former farmland and village edges can hold panchayat water lines, irrigation pipes, borewell rising mains, HT and LT cables, and sometimes a major trunk pipeline crossing the site.
The proposed road grid is scanned first, so designers can move a road, park or plot line clear of a major service or plan its diversion early. As roads and services go in, they are recorded before backfill hides them, because the layout as built rarely matches the layout as designed.
Soon after handover, plot connections, fibre and new cables crowd the same roads. An as-laid drawing from open trenches, with measured depths and coordinates, gives the inheriting corporation clean utility maps instead of guesswork.
What does the Business Corridor need?
A wide, long corridor scan, because the road crosses many existing services on its way around the city. BDA is building the Bengaluru Business Corridor, formerly the Peripheral Ring Road, planned at about 73 km. Reports in early 2026 said its detailed project report was ready, land acquisition was under way, and a 23 km airport-side stretch had been prioritised for tender.
The corridor crosses trunk water mains, HT lines, fibre routes, highways and village roads, and each crossing needs a clear picture before design is fixed. The full width is scanned at every crossing and at set intervals, and drawings are issued in contract packages. Phasing a 73 km job is discussed in our field notes on this.
How are pipelines found on open land?
Metallic pipes are traced with a locator; plastic and concrete pipes are found with radar and confirmed by pit. Ground penetrating radar is a geophysical method that sends electromagnetic waves into the soil and reads the reflected signals from buried objects. On dry red-soil land the waves reach well, and large pipes show clearly. Small plastic borewell lines are the hardest targets, and old farm wells can look like voids. For the pipe-finding steps, see underground pipeline detection; red soil and rock are compared in GPR survey in Bengaluru details.
Where rock lies near the surface, the rock line is noted too, since it affects trench depth and cost.
Which survey suits each stage?
The task changes as a layout moves from bare land to occupied streets.
| Stage | Survey task | Output |
|---|---|---|
| Before design | Grid scan of the proposed road network | Existing-services plan for designers |
| Corridor alignment | Full-width scans at every crossing | Crossing schedule and diversion list |
| During construction | Survey of new services before backfill | As-laid record, road by road |
| Handover | Final check of all roads and services | Drawing set for the corporation and utilities |
Table note: when a layout or corridor meets city corporation roads, see Greater Bengaluru Authority utility survey.
What will a BDA Bengaluru utility survey cost?
The same national rates apply: ₹24 per metre for standard GPR scanning and ₹32 per metre for an L-section. The minimum order is ₹1,00,000 per project, and mobilisation, if chargeable, is printed in the quotation. The whole-order discount is 25% above 100 km, 40% above 500 km and 50% above 1,000 km, and GST is extra. Fifteen kilometres of internal layout roads on the standard scan total ₹3,60,000 before tax. A 140 km corridor programme falls in the first discount band at ₹18 per metre. With a surveyor stationed in Bengaluru, work on bare BDA land can begin on order day, or one working day later at most.
Can layout roads and sites be pegged during the survey?
Yes. Our surveyors peg road centrelines and site corners from the approved plan while the radar crew works. Village water lines, farm wells and HT cables seldom follow the planned grid, so showing them against pegged roads tells the engineer which to shift first. Layout control is set with DGPS survey on BDA layout land. Roads, site corners and wells are then set out with a total station layout survey, and the same control records each new trunk service.
Who carries out GPR survey on BDA layouts?
Our own engineers, using radar systems and locators the company owns. Since 2003 our layout work has never gone to hired crews, and it runs under ISO 9001, 14001 and 45001 certification. The Bangalore Development Authority has placed work orders with us directly. Layout contractors, consultants, utilities and allottees on its construction projects also hire us and attach our drawings to their submissions. For BDA utility mapping, send the layout name, road plan and any records, and ask for a rate for Bengaluru.
Frequently asked questions
Can you survey a single plot in a BDA layout?
Yes. For an allottee, a ground penetrating radar survey covers the plot frontage and building area before foundations are dug.
Do you work on land outside the city corporations?
Yes. Plenty of BDA layouts sit past their edges; for that ground, what we do: survey coverage in Bengaluru.
Can levels and plot boundaries be added?
Yes. Add a topographic survey for Bengaluru sites, and plot lines, levels and services all land on one grid.
Why record services before backfill?
It is the only time they can be measured directly. After backfill, every later survey has to detect them again from GPR data.
Can you find old farm wells?
Often, yes. Filled wells and pits show on radar as disturbed ground and are marked for checking on the construction site.
Is BDA part of the GBA now?
BDA is a separate authority, but its head sits on the Greater Bengaluru Authority, which coordinates it with the city corporations.
